Overview:The TitleExaminer US Mortgage plays a crucial role in the mortgage lendingprocess by conducting thorough title searches and examinations toensure the propertys ownership and legal documentation are inorder. They are responsible for identifying and resolving any titleissues that may affect the validity of themortgage.KeyResponsibilities:

• Conduct detailedtitle examinations and research to verify the propertys ownershiphistory and legal status
• Review and analyzetitle reports surveys and plats to identify any outstanding liensencumbrances or defects
• Interpret complex legaldescriptions and resolve any discrepancies orinconsistencies
• Communicate with lendersattorneys and other stakeholders to coordinate title curativeactions
• Prepare accurate and comprehensivetitle commitment and final policydocuments
• Remain updated on local state andfederal regulations related to title insurance and mortgagelending
• Coordinate with underwriters to addressany titlerelated concerns and ensure compliance with underwritingguidelines
• Assist in resolving title defectsboundary disputes and other issues impacting propertyownership
• Provide guidance and support tojunior title examiners and maintain quality controlstandards
• Attend closings and provide necessarydocumentation to facilitate the transfer of propertyownership

RequiredQualifications:

• Bachelors degree inReal Estate Business or related field
• 2 yearsof experience in title examination preferably in the mortgageindustry
• Proficient in conducting titleresearch and using title examinationsoftware
• Strong knowledge of real estate lawsprocedures and regulations
• Excellent analyticaland problemsolving skills
• Detailoriented withthe ability to identify and address complex titleissues
• Effective communication andinterpersonal skills for interacting with variousstakeholders
• Ability to prioritize and managemultiple tasks to meet strictdeadlines
• Familiarity with title insurancepolicies and endorsements
• Professionalcertification in title examination or related field is aplus
