CM - Construction Manager - MEP (Elec)

Role Objective: Proactively manage and administer the delivery of the Mechanical, Electrical, Plumbing and Fire protection works undertaken by package sub-contractors, in terms of Time, Cost and Quality.  Milestones including, planning, engineering, construction, commissioning and handover under limited supervision.  Mitigate risk by anticipation problems that can arise and provide resolution in a proactive manner by interfacing with other cells of the Construction Management Team

Key Responsibilities

Planning and Initiation:

•To interface with a multi discipline project team, to advise the team and fully integrate and coordinate the MEP works into the overall construction process.

•To manage and lead the MEP works acting as the facilitator between the site project team and the subcontracted works 

•Understand the design intent and suggest the design team in case of improvements prior to BOQ attachment and tender initiation

•Establish the work flow sequence of the package in coordination with other departments (CM, Finishing, etc.) by planning the activities with respect to the Overall Project Time schedule and ensure quality and progress as per the timelines.

•Prepare execution strategy for the project by understanding requirements of all stakeholders 

•Prepare and monitor risk assessment register regularly for the project 

•Prepare Manpower and P & E deployment schedule

•Ensure that the sub contract works are constructed in accordance with the contract documents including drawings and specifications.

•Ensure manpower is aligned as per the project schedule

•In conjunction with the commercial team manage the commercial and financial issues with the contractor

Monitoring:

•Assist in vendor empanelment process and conduct discussions with Project Manager/PD and Central MEP & Procurement representative for final decision on vendors. 

•Evaluate the performance of  contractors on a periodic basis

• Monitor SR/PR trackers weekly and ensure timely approvals of vendors and materials in coordination with Procurement (include inputs from HOC, if required). 

•Oversee all MEP works are executed as per the actual contractual terms and as per the correct sequence/ VFC drawings ensuring no deviations. Troubleshoot escalated issues w.r.t. contractual terms in collaboration with different stakeholders - Commercial managers, PDs, regional CEO's, main vendor, etc.

• Monitor timely billing of vendors payments including reconciliation of Lodha supplied materials; take necessary approvals, wherever required.

• Monitor the process of sign-off to FM team and complete handover with all the documents, reports, testing as well as quantification of extra material for maintenance.

Safety & Quality:

•Implement Project safety policy & Project Quality plan without any dilution with the help of Safety & Quality Manager

•Anticipate, plan and monitor all  work procedure keeping safety in mind

•Maintain proper standards at labour camp and their welfare

•Implement a project specific quality assurance plan at each stage of the project.

•Keep tracking of quality trends in check at regular intervals

•Detailed engineering and construction process knowledge in air conditioning, electrical, firefighting and plumbing services for commercial and light industrial buildings.

•Awareness/ Exposure on various Construction/System methodologies

Qualification: Bachelor's Degree/Diploma in Electrical/ Mechanical Engineering from a reputed university.

Work Experience: 12+ years of experience in real estate or construction company
