Manager - Real Estate / Property Acquisition

- Key Responsibilities:
Market Development & Area Expansion
- Identify new catchments for Greenfield centres using on-ground intelligence
Conduct site feasibility studies: rentals, demand pockets, competition, parent demographics
Work closely with School Ops & Marketing on area validation
Deal Origination & Broker Ecosystem
- Build high-quality broker / consultant network
- Generate consistent deal flow across Mumbai & Pune
- Maintain strong relationships and repeat lead generation
Pipeline Progression
- Conduct first-line discovery with preschool owners with sensitivity and professionalism
- Collect key deal information (student numbers, fee bands, rent/ownership status, staff continuity)
Create concise deal notes with a commercial lens (payback/ROI perspective)
Coordinate with leadership for site visits, negotiations & LOI outcomes
Reporting, Governance & Speed
- Maintain CRM and funnel dashboards
- Track & improve funnel velocity from first conversation to signed LOI
- Ensure confidentiality with all data and conversations
Who You Are:
5- 10 years of experience in Business Development / Property Acquisition / Site Selection in:
Retail chains / F&B / QSR / Clinics & healthcare / Education networks / Fitness chains
Strong commercial acumen, payback periods, rentals, and operating cost structures
Excellent relationship building with owners/promoters
Thrives on field work: 70% on-ground travel
Good understanding of Mumbai & Pune micro-markets
