Role Description

This is a full-time, on-site role for a Property Manager, based in Anekal. The Property Manager will oversee the daily operations of properties, ensuring facilities are well-maintained and all services are efficiently managed. Key responsibilities include coordinating maintenance and repair work, managing vendor contracts, handling tenant inquiries and concerns, ensuring compliance with building and safety regulations, monitoring budgets, and preparing regular reports. The Property Manager plays a vital role in ensuring client satisfaction and operational excellence.

Property Manager – Villa Maintenance

Job Description

Position Overview:

The Property Manager for Villa Maintenance is responsible for the overall upkeep, operations, and smooth functioning of all villa facilities. The role ensures timely maintenance, tenant satisfaction, vendor coordination, and compliance with safety and quality standards.

Key Responsibilities:

  1. Maintenance & Operations

Oversee daily maintenance activities for the villa (electrical, plumbing, carpentry, HVAC, landscaping, housekeeping).

Conduct routine inspections and prepare maintenance reports.

Ensure timely rectification of complaints and breakdowns.

Maintain AMC (Annual Maintenance Contract) schedules and follow-ups.

  1. Vendor & Staff Management

Manage maintenance technicians, housekeeping staff, gardeners, and security personnel.

Coordinate with external vendors for specialized repairs and services.

Monitor staff attendance, duty rosters, and performance.

Ensure contractors follow safety and quality standards.

  1. Facility Management

Maintain inventory of materials, tools, and consumables.

Oversee cleanliness, landscaping, swimming pool upkeep, and pest control services.

Ensure proper functioning of electrical systems, plumbing lines, pumps, elevators (if applicable), and other critical assets.

  1. Resident / Owner Coordination

Address owner/resident queries and provide prompt support.

Share regular updates on maintenance activities and villa conditions.

Assist in move-in / move-out processes.

  1. Compliance & Documentation

Maintain maintenance logs, checklists, and compliance records.

Ensure villa operations meet safety, security, and environmental standards.

Prepare monthly reports on maintenance performance and expenses.

  1. Budget & Cost Control

Plan annual maintenance budgets.

Monitor expenses and optimize costs without compromising quality.

Review vendor invoices and ensure timely payments.


Skills & Qualifications

Diploma / Degree in Facility Management, Engineering, or related field.

3–7 years of experience in property or villa management.

Strong knowledge of MEP (Mechanical, Electrical & Plumbing).

Good communication and leadership skills.

Ability to multitask, prioritize, and handle emergencies.

Basic knowledge of MS Office and maintenance software (optional).
