Job Role / Key Responsibilities: Architectural Liaisoning

1.Ensure that all architectural plans comply with relevant statutory regulations, including:

-Development Control Regulations (DCR)

-Building Byelaws

-National Building Code (NBC)

-Applicable environmental norms

-Stay updated on any changes or amendments to laws and ensure timely incorporation into project planning.

-Prepare and submit architectural drawings and related documentation through online portals to the respective authorities for obtaining necessary approvals.

-Coordinate with surveyors, legal consultants, and structural engineers to ensure all necessary documentation is in place for submissions.

-Maintain organized and accurate records of submissions, approvals, compliance reports, and correspondence with regulatory authorities.

-Act as a liaison between the HOD, and internal liason department to streamline the approval process.

-Provide timely updates to HOD on the status of submissions, potential risks, and anticipated timelines.

-Track and monitor ongoing submissions; regularly report progress and status to the Head of Department (HOD).

-Plan and manage timelines for submission and approval processes, identifying potential delays or bottlenecks in advance.

-Ensure timely renewals of approvals, NOCs, and other regulatory certificates as required.

-Prepare feasibility reports focused on compliance with local laws and regulatory frameworks.

-Maintain an updated repository of project-related blueprints, land records, and associated legal documents.

-Handle online submissions and approvals via platforms such as BPMS, Pre-DCR, or other local portals.

-Maintain and organize all documents required for RERA, including certificates, registration documents, and compliance-related submissions.

-Draft and finalize agreement plans in accordance with SOP guidelines.

-Prepare and manage area statements in alignment with project SOPs, ensuring accurate derivation and documentation for each project.

-Good at reading documents and interpreting .

Required Experience and Skills:

1.Minimum 2 years of experience in architectural liaisoning, with a strong track record in handling approvals for residential and layout development projects.

2.In-depth understanding of local building by-laws, DCR norms, and environmental clearance processes.

3.Proficiency in BPMS, Pre-DCR, AutoCAD, MS Office, and project tracking tools While the role does not require a highly polished appearance, the individual is expected to maintain basic grooming and follow the office dress code.

4.Should possess a respectful and cooperative attitude.

5.Proficient in reading and writing Marathi.

6.Must be honest and ethically strong, with a high level of integrity.

7.Should handle confidential company documents with seriousness and maturity; individuals with a tendency to act overconfident or overly smart in sensitive matters may not be suitable for this role.

8.Must be well-organized and systematic in maintaining records.
