Role Overview

We are seeking a senior, result-oriented luxury real estate professional to lead sales for an exclusive high-end leased villa project in Kasauli. The role demands strong experience in ultra-luxury residential sales, HNI/UHNI client management, and investment-driven real estate offerings with assured lease or yield structures.

The incumbent will own end-to-end sales strategy, client acquisition, channel partnerships, and closure of premium villa inventory while positioning the project as a rare lifestyle and investment opportunity.

Key Responsibilities

Strategic Sales Leadership

Develop and execute the sales and revenue strategy for luxury leased villas

Drive pricing, inventory planning, absorption strategy, and market positioning

Ensure achievement of sales targets, revenue goals, and ROI expectations

HNI / UHNI Client Engagement

Build and manage relationships with HNI, UHNI, family offices, CXOs, NRIs, and investors

Conduct high-quality one-to-one presentations, private showings, and site visits

Position villas as luxury lifestyle assets with stable leased income

Channel & Partner Management

Develop a strong network of luxury real estate brokers, wealth managers, private bankers, and investment advisors

Drive performance of channel partners through structured engagement and incentives

Expand reach across Delhi NCR, Chandigarh, Mumbai, and international NRI markets

Deal Closure & Negotiation

Lead complex, high-value negotiations and deal structuring

Oversee documentation, booking formalities, and coordination with legal and CRM teams

Ensure smooth client onboarding and post-sale relationship management

Marketing & Brand Positioning

Collaborate with marketing teams on luxury branding, storytelling, and experiential marketing

Support curated events, private previews, luxury roadshows, and investor meets

Provide market insights to enhance campaign effectiveness and lead quality

Market Intelligence & Reporting

Track market trends, competitor projects, and buyer preferences

Provide sales forecasts, pipeline reports, and management updates

Continuously refine sales approach based on performance data

Desired Candidate Profile

Experience

5+ years in real estate sales with minimum 1-2 years in luxury / ultra-luxury segment

Proven experience selling high-ticket villas, second homes, branded residences, or investment-led real estate

Exposure to leased / yield-generating assets is a strong advantage

Skills & Competencies

Strong HNI/UHNI relationship-building and closing skills

Deep understanding of luxury buyer psychology and investment narratives

Excellent negotiation, communication, and presentation skills

Strategic thinker with hands-on execution capability

High integrity, discretion, and professional maturity

Education

Graduate / Postgraduate in Business, Marketing, Real Estate, or related fields

MBA preferred but not mandatory
