Key Responsibilities
- Sales Strategy & Planning
- Develop and execute sales strategies aligned with business objectives.
- Forecast sales, set targets (monthly, quarterly, annual), and monitor the team's performance.
- Identify and target new market segments and growth opportunities.
- Monitor competitor activity, market trends, and pricing dynamics. foundit+1
- Team Leadership & Management
- Lead and manage a team of sales executives, channel managers, or partner agents. Adzuna+2Spaze+2
- Mentor, train, and motivate the sales team to meet and exceed targets.
- Allocate sales regions or lead bases among team members; ensure optimal coverage.
- Implement performance evaluation mechanisms, KPIs, and feedback systems.
- Channel Partner Management
- Build and nurture relationships with channel partners (brokers, agents, external agencies). Spaze+1
- Onboard, train, and manage partner network: commission structure, certification, and performance. Adzuna
- Design incentive schemes, promotional activities, and partner engagement programs.
- Sales Operations & Execution
- Oversee the full sales cycle: lead generation, qualification, negotiation, closure. Adzuna+1
- Ensure high-quality customer experience and effective handling of customer touchpoints. Adzuna
- Coordinate with marketing, CRM, legal, and finance teams for smooth sales operations. Adzuna
- Maintain and manage MIS, reports, dashboards, and sales trackers. Adzuna+1
- Market Intelligence & Business Development
- Constantly gather market intelligence: buyer behavior, competitor offerings, pricing trends. Adzuna+1
- Analyze data to recommend adjustments in sales strategy, pricing, and promotions. foundit
- Identify and evaluate new business opportunities and potential partnerships.
- Revenue & Budget Management
- Drive top-line revenue according to business plan.
- Work on budget planning, sales cost control, and profitability of sales operations. foundit
- Ensure efficient resource utilization and ROI on sales initiatives.
- Closing & Negotiation
- Lead high-value deal negotiations and take responsibility for key account closures. Expertia
- Guide the team in structuring deals, negotiating terms, and closing contracts. Adzuna
- Monitor documentation, payments, and regulatory compliance (e.g., RERA) during deal closure. Adzuna
- Stakeholder Management
- Act as a liaison between sales, marketing, legal, finance, and project teams. Adzuna
- Represent the company in partner meets, property expos, and client meetings. foundit
- Provide feedback and insights to leadership regarding market trends and buyer behavior.
Required Skills & Competencies
- Experience: Typically, 7–12 years in real estate sales, with significant experience in leadership or managing teams. foundit+2foundit+2
- Education: Bachelor's degree in Business, Marketing, or a related field; MBA is preferred.
- Sales Acumen: Strong understanding of real estate sales, client behavior, and negotiation.
- Leadership: Proven ability to lead, coach, and manage a sales team and channel partners.
- Analytical Skills: Good at sales forecasting, data interpretation, and market analysis.
- Communication: Excellent verbal and written skills; ability to present and negotiate at senior levels.
- CRM Proficiency: Experience in using CRM tools for managing pipeline, reporting, and sales operations. Adzuna
- Regulatory Knowledge: Familiarity with real estate regulations (e.g., RERA) and legal documentation. Adzuna
- Network: Strong network in real estate brokers and channel partners is a plus.
- Adaptability: Ability to operate in a fast-changing real estate market; agile and result-oriented.
