Role & responsibilities

  • Experience: 4 to 10 years of experience in construction facilities or a related field.
  • Skills: Strong communication skills, with the ability to effectively handle high-end customers.
  • Customer Handling: Demonstrated experience in managing and interacting with high-profile clients or customers.
  • Professional Expertise: Proficient in overseeing construction projects, ensuring quality control, and resolving client queries.

Preferred candidate profile

  • Snagging and De-Snagging Execution:

    Lead snagging and de-snagging inspections of individual flats and common areas to ensure apartments are defect-free before possession.
  • Complaint Resolution (Pre and Post-Possession):

    Address and resolve all quality-related customer complaints during both the pre-possession and post-possession phases.
  • Handover Support (Pre and Final Possession):

    Participate in quality validation and technical readiness assessments during both pre-possession and final possession handovers to ensure defect-free delivery.
  • Upkeep and Protection of HPM Custody Apartments:

    Ensure the quality maintenance and protection of apartments under HPM custody.
  • Task Force Formation and Fitout Management:

    Establish and lead a specialized fitout task force focused on enforcing quality checks, coordinating contractor activities, and resolving technical issues.
  • Daily Progress Reporting:

    Prepare and submit daily progress reports to management.
  • Readiness of Flats for Possession:

    Conduct final quality assessments to confirm that flats are fully ready for possession, meeting all civil and MEP standards as per contract and project requirements.
  • Complete Possession Documentation and Customer Snags:

    Compile and maintain comprehensive possession documentation, including detailed records of customer snags and their resolutions, ensuring a transparent handover process.
  • Daily Site and Flat Inspections:

    Conduct daily site rounds to identify and inform the reporting manager of any snags or required rectifications.
  • Snagging of Civil and MEP Points:

    Identify and document all snagging points related to Civil and MEP issues in both individual apartments and common areas during the transition phase.
  • Snagging Tracker:

    Create and maintain a tracker for all snagging points, categorized for constant follow-up until closure.
  • De-Snagging After Rectifications:

    Perform de-snagging after rectification work and ensure all records are updated accordingly.
  • Pending Point Follow-up:

    Report and follow up on any pending snagging issues with the concerned authorities until final closure.
