Facility Manager

We are seeking a highly experienced Facility Manager with a strong background in managing both residential and commercial projects. The ideal candidate will oversee all aspects of facility operations, maintenance, and administration, ensuring efficient, safe, and cost-effective management of building infrastructure and services.
Key Responsibilities:
- Facility Operations & Maintenance:
Lead the planning, design, tendering, and execution of building services including Electrical systems, HVAC, DG sets, Plumbing, Fire Fighting & Fire Alarm Systems, Building Management System (BMS), CCTV, Access Control, Water Treatment Plants, and Sewage Treatment Plants (STP). Ensure optimal functioning and regulatory compliance of all systems. - Material & Vendor Management:
Oversee procurement processes, vendor development, contract negotiations, and performance evaluation. Manage inventory and ensure timely availability of quality materials. Lead recruitment, training, and management of facility staff to maintain high standards of service. - Building Maintenance:
Schedule and supervise routine, preventive, and emergency maintenance of electrical, mechanical (HVAC), fire detection, firefighting systems, and civil works to minimize downtime and extend asset life. - Budgeting & Cost Control:
Develop and monitor facility budgets, implement cost control strategies, and optimize resource utilization without compromising quality and safety. - MIS Reporting & Documentation:
Prepare detailed Management Information System (MIS) reports, maintenance logs, compliance records, and other documentation for effective monitoring and decision-making. - Risk & Compliance Management:
Manage risk mitigation strategies including fire safety, special perils, public liability, machinery breakdown, and insurance policies. Ensure adherence to safety standards, legal regulations, and environmental guidelines. - Team: To build & manage a team to run the facilities
- Government & Regulatory Liaison:
Coordinate with municipal and governmental bodies for timely renewal of all necessary NOCs, licenses, and certifications for commercial and residential complexes. - Sustainability & Energy Management:
Implement energy conservation initiatives and sustainable practices to reduce operational costs and environmental impact. Monitor utility consumption and identify opportunities for improvement. - Technology Integration:
Drive the adoption and integration of modern facility management technologies such as IoT-enabled systems, Building Automation Systems (BAS), and predictive maintenance tools to enhance operational efficiency.
Candidate Profile:
- Experience: Minimum 25 years of hands-on experience in comprehensive facility management of residential and commercial properties.
- Technical Expertise: Deep understanding of building services, facility systems, and modern maintenance practices.
- Leadership: Proven ability to lead large multidisciplinary teams, manage vendors, and handle multi-site operations effectively.
- Financial Acumen: Skilled in budgeting, cost control, and resource optimization.
- Regulatory Knowledge: Well-versed with government regulations, safety standards, and environmental compliance related to facility management.
- Communication: Excellent interpersonal and coordination skills to liaise with internal teams, vendors, and government agencies.
- Adaptability: Ability to work in a dynamic environment and adopt new technologies and processes.
