Job Summary:

As the Head of Purchase, you will be responsible for overseeing the entire procurement process, from sourcing and supplier management to contract negotiation and inventory control. The ideal candidate will have a strong background in procurement, excellent negotiation skills, and a deep understanding of the real estate development industry. Your role will be critical in ensuring that all materials and services meet the highest standards of quality, cost-efficiency, and timely delivery.

Key Responsibilities:

  • Strategic Procurement Management:
  • Develop and implement a comprehensive procurement strategy aligned with the company's goals and project timelines.
  • Oversee the procurement of all materials, equipment, and services required for construction and real estate development projects.
  • Identify and evaluate potential suppliers, ensuring they meet quality, cost, and delivery requirements.
  • Supplier Relationship Management:
  • Build and maintain strong relationships with suppliers, contractors, and vendors to ensure a reliable supply chain.
  • Conduct regular supplier evaluations and audits to ensure compliance with quality standards and contractual agreements.
  • Negotiate contracts, terms, and pricing with suppliers to achieve the best value for the company.
  • Budgeting and Cost Control:
  • Develop and manage the procurement budget, ensuring that all purchases are within budgetary constraints.
  • Monitor and analyse procurement costs, implementing cost-saving initiatives where possible.
  • Provide regular reports on procurement performance, cost savings, and supplier performance.
  • Inventory and Logistics Management:
  • Oversee inventory management, ensuring that materials are stocked at optimal levels to meet project demands.
  • Coordinate with logistics teams to ensure the timely and efficient delivery of materials to construction sites.
  • Implement and maintain effective inventory tracking systems to minimise waste and optimise resource allocation.
  • Compliance and Risk Management:
  • Ensure all procurement activities comply with legal, ethical, and company policies.
  • Identify and mitigate risks associated with procurement, such as supply chain disruptions, price fluctuations, and quality issues.
  • Maintain accurate records of all procurement transactions and contracts for audit and review purposes.
  • Market Research and Analysis:
  • Stay updated on market trends, emerging suppliers, and new materials or technologies relevant to the real estate industry.
  • Collaborate with other departments, such as design and project management, to ensure alignment between procurement and project needs.

Qualifications:

  • Bachelor's degree in Supply Chain Management, Business Administration, Engineering, or a related field. A Master's degree or MBA is preferred.
  • 10+ years of experience in procurement, preferably within the real estate development or construction industry.
  • Strong knowledge of procurement best practices, contract management, and supplier relationship management.
  • Excellent negotiation, communication, and interpersonal skills.
  • Proven experience in budget management and cost control.
  • Proficiency in procurement and inventory management software.
  • Strong analytical and problem-solving skills.
  • Ability to lead and develop a team in a fast-paced environment.
  • Knowledge of local and international procurement regulations and compliance requirements.
