Role Specifications:

P&L Ownership:

• Manage asset performance to maximize or preserve project profitability and returns.
• Conduct financial modeling, analysis, and reporting.
• Plan the Annual Operating Plan (AOP) and ensure alignment with business strategies.
• Oversee day-to-day management of the project site.
• Execute the project in accordance with the business plan, ensuring timely delivery and cost control.

Risk Management:

• Identify, assess, and resolve risks to project profitability during both pre-construction and construction phases.
• Develop risk mitigation strategies, offering proactive solutions and options to senior management.
• Regularly monitor potential project risks and escalate issues where necessary.

People Management:

• Set clear goals and objectives for team members, aligning with the AOP.
• Review team performance and ensure completion of project tasks on schedule.
• Conduct performance reviews and manage employee development, including appraisals.
• Foster team building, engagement, and motivation initiatives.

Process Adherence & Improvement:

• Continuously assess and identify areas for process improvement within the project team and execution.
• Recommend and implement process enhancements to improve efficiency, cost, and productivity.
• Ensure compliance with company-defined guidelines, policies, and procedures.
• Maintain adherence to project timelines and delivery schedules.

Position Requirements:

Qualification and Experience:

• B. E Civil / B.Arch + MBA from a Tier I Institute.
• Minimum 4+ years of experience in Real Estate/Construction industry, specifically in Project Management or related fields.

Critical Skills:

Functional:

• Strong business acumen with a clear understanding of decisions impacting P&L and cash flows.
• Expertise in financial modelling and preparation of annual business plans.
• Experience in managing cross-functional teams and collaborating with various departments.
• Proven site management experience in real estate or construction.
• Deep understanding of project management, including familiarity with PCP.
• Expertise in customer experience management and related processes.
• Knowledge of sales and marketing systems and processes in real estate.

• Excellent communication, leadership, and decision-making skills.
• Ability to manage multiple priorities and meet deadlines effectively.
• Proactive, result-oriented, and innovative in problem-solving.
• Strong interpersonal skills, capable of engaging with both internal teams and external stakeholders.
