The Role: All-Round Real Estate Project Manager
You will act as the central nexus for all project activities, ensuring timely completion, budget adherence, legal resolutions with clients , operational efficiency, and ultimate client satisfaction across large-scale real estate projects.
Core Responsibilities (The "Must Know It All" Mandate)
Project Lifecycle Management: Command the entire project lifecycle from initial feasibility studies through planning, execution, marketing support, and final delivery.
Financial & Accounting Oversight:
Supervise and reconcile project accounts, ensuring expenditure aligns with the approved budget.
- Oversee timely processing of all vendor payments and manage project cash flow.
Ensure financial reporting provides a true picture of project health.
Procurement & Logistics:
Manage the end-to-end process for raw material procurement (e.g., steel, cement, finishing materials, etc.).
Directly manage and optimize carriage inwards (inbound logistics) and carriage outwards (outbound logistics/deliveries) to minimize delays and costs.
Legal:
Client Legal Advisory: Serve as the primary point of contact for clients regarding the legal documentation and transactional process for apartment purchases.
Note: The Project Manager is not acting as a practicing attorney but as a knowledgeable liaison managing the flow of legal information and documents.
Document Vetting & Compliance:
Ensure all transaction documents comply with relevant local real estate laws (e.g., RERA, stamp duty acts, property transfer acts).
Maintain an up-to-date checklist of all requisite legal documents from the client (e.g., ID proof, tax documents, financing approvals) and the developer (e.g., occupancy certificate, title deeds).
Coordination with Legal Counsel:
Act as the main operational link between the clients and the external legal firm/counsel hired by the company.
Facilitate the transfer of required information and documents to the legal team for formal vetting and legal opinion.
Registration Process Management:
Coordinate and manage the execution and registration process of the final Sale Deed.
This involves scheduling appointments, ensuring the timely payment of stamp duty and registration fees, and coordinating the physical presence of all necessary parties at the Registrars office.
Dispute Prevention & Clarification:
Proactively address and clarify client queries related to legal clauses, terms, and conditions of the purchase agreement to minimize the potential for future disputes.
Record Keeping: Establish and maintain a meticulous, secure, and accessible digital and physical repository of all executed legal documents, registration proofs, and payment receipts related to each client purchase.
Sales & Customer Management:
Collaborate closely with the sales team to organize and facilitate effective customer site visits.
Act as the senior point of contact to assist in closing deals by providing technical assurance and resolving operational queries from potential buyers.
Team Leadership & Coordination: Direct and coordinate all internal teams (site supervisors, accounts staff, sales personnel) and external contractors to maintain project momentum.
Required Qualifications & Experience
Experience: Minimum of 8+ years in project management within the Real Estate/Construction industry, demonstrating successful completion of at least one large-scale residential or commercial project from start to finish.
Knowledge Breadth: Proven, verifiable competence across the listed domains: Site Execution, Procurement, Basic Real Estate Accounting Principles, and Customer Relationship Management (CRM) in a sales support context.
Education: A degree in Civil Engineering, Construction Management, or a related technical field is essential, combined with strong financial acumen.
Skills: Exceptional organizational skills, superior negotiation abilities, high proficiency in project management software, and the ability to make high-stakes decisions under pressure.
