About the Role:

We are looking for an experienced Legal Manager / Legal Head to independently lead and manage end-to-end legal due diligence, documentation, and compliance for our real estate operations.

This role plays a critical decision-making part in land acquisition, ensuring that every transaction is legally secure before external validation. You will handle complete in-house non-litigation work and act as the central coordination point for panel advocates handling litigation matters.

If you have strong expertise in real estate law, title scrutiny, drafting, and stakeholder coordination, this is a leadership role with high visibility and responsibility.

Key Responsibilities (KRAs):

Title Scrutiny & Legal Due Diligence

• Conduct in-depth title verification and ownership chain analysis for land parcels
• Prepare accurate internal legal opinions within defined timelines
• Maintain complete documentation flow and MIS updates

Drafting & Documentation

• Draft and vet MOUs, Land Purchase Agreements, Sale Deeds, Notices, and related legal documents
• Ensure legal accuracy, compliance, and timely turnaround (within 3 working days)

Business Development Coordination

• Work closely with the BD team to collect missing ownership and government documents
• Ensure follow-ups are closed efficiently with a high closure rate

Panel Advocate Coordination

• Submit internally vetted land files to panel advocates
• Coordinate document exchange and track receipt of final external legal opinions

Customer / Purchaser Query Support

• Support CRM teams in resolving purchaser advocate queries related to title and documentation
• Ensure timely and escalation-free query resolution

Litigation Coordination

• Coordinate with external counsels for all litigation matters
• Prepare hearing briefs, track case status, and maintain court case MIS

Legal MIS & Reporting

• Maintain accurate MIS for title scrutiny, panel advocates, and court cases
• Present weekly and monthly consolidated legal reports to Directors

Key Performance Indicators (KPIs)

• Minimum 4 land titles reviewed per month
• Draft preparation within 3 working days
• Panel advocate opinion turnaround within 30 days
• 100% compliance in court hearing preparation
• Weekly MIS updates and on-time monthly reporting
• Customer query resolution within 2 working days

Skills & Competencies

• Strong knowledge of Real Estate Law, RERA, Land Acquisition, Title Verification
• Expertise in drafting property-related legal instruments
• Experience coordinating with government offices and advocates
• Excellent analytical, documentation, and communication skills
• High integrity and attention to detail

Training & Development

• Annual training on Land Laws, RERA updates, Stamp Duty & Registration reforms
• Quarterly workshops with panel advocates on complex title cases
• Exposure to legal tech, document automation, and compliance systems
