Job Title: Head of PurchaseLocation: Juhu, Andheri, MumbaiCompany: Luxury Real Estate DevelopersJob Summary:As the Head of Purchase, you will be responsible for overseeing the entire procurement process, from sourcing and supplier management to contract negotiation and inventory control. The ideal candidate will have a strong background in procurement, excellent negotiation skills, and a deep understanding of the real estate development industry. Your role will be critical in ensuring that all materials and services meet the highest standards of quality, cost-efficiency, and timely delivery.
Key Responsibilities:Strategic Procurement Management:Develop and implement a comprehensive procurement strategy aligned with the company's goals and project timelines. Oversee the procurement of all materials, equipment, and services required for construction and real estate development projects. Identify and evaluate potential suppliers, ensuring they meet quality, cost, and delivery requirements.
Supplier Relationship Management:Build and maintain strong relationships with suppliers, contractors, and vendors to ensure a reliable supply chain. Conduct regular supplier evaluations and audits to ensure compliance with quality standards and contractual agreements. Negotiate contracts, terms, and pricing with suppliers to achieve the best value for the company.
Budgeting and Cost Control:Develop and manage the procurement budget, ensuring that all purchases are within budgetary constraints. Monitor and analyse procurement costs, implementing cost-saving initiatives where possible. Provide regular reports on procurement performance, cost savings, and supplier performance.
Inventory and Logistics Management:Oversee inventory management, ensuring that materials are stocked at optimal levels to meet project demands. Coordinate with logistics teams to ensure the timely and efficient delivery of materials to construction sites. Implement and maintain effective inventory tracking systems to minimise waste and optimise resource allocation.
Compliance and Risk Management:Ensure all procurement activities comply with legal, ethical, and company policies. Identify and mitigate risks associated with procurement, such as supply chain disruptions, price fluctuations, and quality issues. Maintain accurate records of all procurement transactions and contracts for audit and review purposes.
Market Research and Analysis:Stay updated on market trends, emerging suppliers, and new materials or technologies relevant to the real estate industry. Collaborate with other departments, such as design and project management, to ensure alignment between procurement and project needs. Qualifications:Bachelor's degree in Supply Chain Management, Business Administration, Engineering, or a related field.
A Master's degree or MBA is preferred.10+ years of experience in procurement, preferably within the real estate development or construction industry. Strong knowledge of procurement best practices, contract management, and supplier relationship management. Excellent negotiation, communication, and interpersonal skills.
Proven experience in budget management and cost control. Proficiency in procurement and inventory management software. Strong analytical and problem-solving skills.
Ability to lead and develop a team in a fast-paced environment. Knowledge of local and international procurement regulations and compliance requirements.
