Job Summary:The Leasing Manager will be responsible for overseeing theleasing operations of an existing mall in Bangalore, ensuring high occupancyrates, securing quality tenants, and maximizing revenue generation. The roleinvolves leasing strategy development, tenant acquisition, lease negotiations,and relationship management with retailers and business heads. ​Key Responsibilities:1. Leasing Strategy & Execution• Develop and implement a comprehensive leasing strategy toattract high -quality tenants.• Conduct market research to identify potential tenants andanalyze market trends.• Ensure an optimal tenant mix that enhances the mall's footfalland overall revenue.• Identify leasing opportunities, negotiate lease agreements,and finalize rental terms. 2. Tenant Acquisition & Relationship Management• Build and maintain strong relationships with CEOs and BusinessHeads in the retail industry.• Engage with new and existing tenants to ensure long -term leasecommitments.• Address tenant concerns and provide excellent customer serviceto enhance satisfaction. 3. Lease Negotiation & Documentation• Negotiate lease terms, including rental rates, contractduration, and other terms.• Work closely with the legal and finance teams to finalizelease agreements.• Ensure compliance with legal and regulatory leasingrequirements. 4. Market Analysis & Competitor Study• Conduct regular market analysis to understand industry trendsand competitor activities.• Identify new leasing opportunities and adjust strategiesaccordingly.• Stay updated with Bangalore's retail and commercial realestate market. 5. Marketing & Promotions• Collaborate with the marketing team to plan and executepromotional activities.• Implement strategies to enhance footfall and attract newtenants. 6. Financial & Compliance Management• Work with the finance team to prepare leasing budgets andforecasts.• Monitor rental payments and ensure timely collection of rentsand other charges.• Ensure all leasing activities adhere to legal, regulatory, andoperational guidelines. 7. Reporting & MIS Submission• Maintain accurate and up -to -date leasing records.• Prepare and submit monthly MIS reports on leasing performanceand revenue.Key Requirements: Qualifications:• Bachelor's / Postgraduate degree in Business, Real Estate, ora related field. ​ RequirementsExperience & Skills:• 6 to 8 years of experience in mall leasing or commercial realestate.• Strong knowledge of the retail and commercial real estateindustry.• Excellent network of CEOs and business heads in the retailsector.• Strong negotiation, communication, and interpersonal skills.• Proficiency in MS Office (Excel, PowerPoint, Word).• Ability to multitask and work in a fast -paced environment.• High level of discretion and confidentiality.Performance Metrics:• Occupancy rate & tenant retention.• Revenue growth from leasing activities.• Market competitiveness and tenant mix quality.• Timely execution of lease agreements.• Compliance with legal and financial regulations.• Submission of monthly MIS reports.
