Manager - Approvals Liaisoning

Key Result Areas:

• Feasibility Study before the deal is signed. Ensure that the feasibility study is conducted in terms of optimum FSI exploitation & necessary statutory approvals required as per MIDC/ CIDCO / PMRDA norms including Building Plan Approval, CTE/CTO, Fire Approvals, EC, Labour, PWD/ NHAI, Urban Development and local area wise revenue approvals.
• Co-ordinate with Land team and support decision making through above inputs.
• Partial Coordination and relationship management with liaison architect./ consultants.
• Meeting Government Officials regularly at Mantralaya/ MIDC/ CIDCO/ Urban Development / Revenue/PWD/Electricity Department/ MPCB to maintain relationship and seek approval as required.
• Negotiate terms and conditions and important aspects such as timelines and payment with the liaison architect.
• Appointment of various consultants for building plan/ environment/ Pollution Control etc.
• Handle local police and revenue department of the project area.
• Frame relevant clauses and strike an agreement with the liaison architect. Support design team with inputs on regulations in order to finalize schematic layout and final building plan.
• Budgeting and planning for approvals and certificates.
• Prepare budget before project commencement for the process of obtaining all necessary approvals.
• Provide inputs related to approvals budget to costing and budgeting team to incorporate the same in project budget.
• Prepare plan before project commencement for the process for obtaining all necessary approvals.
• Provide inputs related to approvals to the planning team to incorporate the same in the project plan.
• Ensuring all necessary approvals and certificates are obtained in a timely manner.
• Monitor adherence to budget and plan for obtaining approvals.
• Apply for and obtain commencement certificates at various stages of the projects.
• Maintain all necessary information required for obtaining approvals.
• Coordinate with Projects team/ Design team to ensure that the plans for municipal and other approvals are delivered in a timely manner.
• Coordinate with consultants / liaison architect to ensure that the necessary applications for environment and other clearances are made to relevant authorities, attend meetings for technical review, advertise in newspapers for environmental clearances, attend hearing and obtain final clearance from the authorities.
• Liaison with regulatory bodies for updates on new developments, requirements, and proposals etc which may be useful for projects and proposals - Organize and co-ordinate the site visits of government officials.

Education Requirements: PG or Other higher education

Key knowledge areas:

• Familiarity in land liaisoning and land approvals process across various jurisdictions in Maharashtra region

Work Experience Requirements:

• 10 plus years of experience & well versed with Land acquisition laws.
• Good contacts with Government agencies like Mantralaya, Revenue Department, CIDCO, MIDC, BMC, Ministry of Urban Development, Tehsildar and Talathi and Police Department.
