Location: Mumbai
Experience Required: 8–12 years. Preferred from Real estate industry only.
Role Overview:
The Performance Marketing Manager will be responsible for building, executing, and scaling ROI-driven digital marketing strategies for real estate projects. The role requires deep knowledge of paid media, funnel optimization, analytics, and buyer behavior within the real estate market. The candidate must be highly performance-focused, analytical, and experienced in managing high-budget campaigns across multiple channels to drive site visits, qualified leads, and bookings.
Key Responsibilities:
1. Strategy, Planning & Execution
- Develop and implement end-to-end performance marketing strategies and Go-To-Market plans for real estate projects.
- Create data-driven digital media plans focused on lead generation, brand visibility, and conversion optimization.
- Manage campaigns across digital channels including Google Ads, Meta (Facebook/Instagram) Ads, LinkedIn, programmatic platforms, real estate portals, and affiliate networks.
1. Campaign Management
- Oversee paid media campaigns, including keyword research, audience targeting, ad copy development, and creative optimization.
- Conduct A/B testing for ad creatives, landing pages, CTAs, audience segments, and communication messaging to improve CPL and conversion rates.
- Optimize campaigns to improve lead quality, reduce acquisition costs, and increase site visits and booking conversions.
2. Lead Generation & Funnel Optimization
- Scale high-quality leads through robust digital funnels and performance strategies.
- Work closely with Sales, CRM, Creative, and Product teams to align marketing performance with sales outcomes.
- Track full-funnel metrics—from impressions to leads to bookings—ensuring measurable and scalable outcomes.
3. Data Analytics, Insights & Reporting
- Track and analyze campaign performance using tools like Google Analytics, GTM, CRM dashboards, etc.
- Measure KPIs including CPL, CPQL, CPA, CTR, ROAS, and revenue contribution to optimize ongoing and future campaigns.
- Prepare weekly/monthly reports with insights and recommendations for management and leadership review.
4. Budget Management
- Plan, allocate, and monitor digital marketing budgets efficiently across multiple projects.
- Optimize spends based on performance metrics, ensuring maximum ROI and adherence to business targets.
5. Audience Targeting & Segmentation
- Use first-party data, campaign insights, and audience segmentation to target high-intent buyers.
- Build remarketing funnels and customized journeys to improve conversion and engagement.
6. Cross-Functional Collaboration
- Collaborate with sales teams, creative agencies, property portal partners, and media agencies.
- Coordinate offline activations including property expos, events, channel partner meets, and promotional campaigns for integrated marketing impact.
7. Market Intelligence
- Conduct competitor benchmarking and market research to understand buyer behavior and industry trends.
- Identify new platform opportunities, AI-driven optimization tools, and PropTech solutions to enhance performance.
8. Website, Landing Pages & Content Alignment
- Contribute to landing page development and optimize microsites for lead capture, UX, speed, and overall performance.
- Work closely with UI/UX and content teams to improve messaging and user journey for better conversions.
Required Skills:
- Proven experience in managing large-scale paid digital campaigns for lead generation and conversions.
- Strong analytical mindset with the ability to derive insights from performance data and drive decision-making.
- Expertise in Google Ads, Meta Ads, Google Analytics, CRM systems, marketing automation tools, and performance tracking platforms.
- Excellent communication and collaboration skills to work with cross-functional teams and external partners.
- Familiarity with digital + offline marketing channels (events, print media, expos, channel partner networks).
- Strong project management and team coordination capabilities.

Minimum Job Experience:8–12 years of experience in marketing, with a strong focus on performance-driven campaigns in the super luxury sectors.
