Job Summary:Manager - Estate will be responsible for property/estatemanagement and maintenance of commercial as well as residential properties andestablishments in Goa as well as outside Goa. Manage sourcing oftenants/opportunities, liaising with personnel from the property investmentindustry and handling associated administrative duties. Key Responsibilities:Manager - Estate will beresponsible for property management and maintenance of commercial (officespace, shops) as well as residential properties (houses, flats) and land banksin Goa.The optimization of real estate assetsinvolves sourcing Licenses/Tenants of Licenses/ tenants, as well as negotiatingLeave and License/rent agreements and purchase as well as sales ofproperties/units. Ensure that the properties are secured,preventing any form of encroachment or trespassing.Ensure all real estate assets are compliant withlocal legislation with timely renewals as required.All property paper work to be maintained up todate.Maintain documents in a systematic manner foreasy reference and retrieval.Liaise with the Govt. Depts. and propertylawyers as and when required.Interaction with tenants, collection ofrentals, liaison with building societies, necessary bill payment and other dutiesarising thereof.Liaising with other departments i.e.Administration, Security, Finance as required to ensure smooth work flow.Carry out inspection of properties regularly. Requirements10 to 12 years of experience independentlymanaging real estate properties, residential flats and establishments.Graduate (Preferable legal background)Knowledge of rules and regulations of property developmentKnowledge of property rental/maintenance industry in IndiaAbility to advise and implement measures to protect interest of the establishmentAbility to liaise with Govt. offices and other statutory bodies/officesGood networking skills specifically within the property investment industry and with service providers (brokers etc.)Good negotiation skillsComputer Literate with knowledge of MSOfficeAble to speak, read and writeKonkani/Marathi or bothKnowledge of Portuguese would be an addedadvantage
