Founded in June 2016 by Mayank Ruia (CEO) in partnership with the Manipal Group, MAIA focuses on delivering the highest quality real estate in the residential and commercial sectors of Bangalore.

Mayank has been responsible for planning and developing over 5 million square feet. and has more than two decades of work experience in real estate. Prior to embarking on a career in real estate development, Mayank spent 8 years working as an Investment Banker and Private Equity Professional in New York and Mumbai with companies like Goldman Sachs, UBS Investment Bank, and Everstone Capital.

Rishad Khergamwala is the Director of Developments and a founding member of MAIA Estates, where he is responsible for the overall planning and execution of all MAIA’s developments, along with guiding the firm’s strategy and growth. With immense passion for technology, Rishad believes in transforming old construction norms with his new millennial mindset. Rishad has planned over 1.4 million square feet.

YOUR IMPACT AREA

We are looking for a lawyer who specializes in real estate transactions and land diligence. The advice and counsel the legal team provides is critical to maintaining our commitments to our clients and regulators

MINIMUM QUALIFICATION
- LLB (Bachelor of Legislative Law) from a top-tier university
- 10 years of relevant industry experience
- Worked for a real estate developer

PREFERRED EXPERIENCE/QUALIFICATIONS
- Keen understanding of the real estate laws and their interpretation
- Thorough knowledge of the local town planning rules and building regulations

KEY RESPONSIBILITIES
- Liaises with external law firms to effectively coordinate the legal due diligence of land/property acquisition in particular title investigation
- Reviews real estate specific deal documentation including sale deeds, joint development agreements, general power of attorney, etc.
- Ensuring and addressing general corporate governance and compliance from a legal perspective.
- Deliver high quality strategic and operational legal advice in all areas of law that will support business and growth objectives; and protect company’s rights, interests, and reputation.
- Oversee the execution of all vendor and commercial contracts required for projects.
- Monitors the Compliance of Documentation (title and sanctions) for registration of RERA
- Coordinates with land owners, Business Development and Liaison Departments to obtain necessary property details, documents and information
- Manages RERA registration of projects and submission of quarterly updates, RERA complaints, appear before Adjudicating officer, Tribunal etc
- Keeps abreast of and inform management on relevant developments in real estate, such as court ruling or legislative amendments
- Oversees legal queries raised with regard to projects
