Job Summary: The Real Estate Executive is a senior-level professional responsible for overseeing and managing real estate operations within an organization. This role requires a deep understanding of the real estate market, financial analysis, and strategic planning to optimize real estate assets and drive business growth. The Real Estate Executive collaborates with various stakeholders, including senior management, brokers, developers, and legal professionals, to ensure effective real estate management and achieve organizational objectives.
**Responsibilities**:
Real Estate Strategy: Develop and implement strategic plans for the acquisition, development, and management of real estate assets. Conduct market research and analysis to identify opportunities, evaluate risks, and make informed decisions regarding real estate investments.
Portfolio Management: Oversee the organization's real estate portfolio, including properties owned, leased, or under development. Monitor market trends, property performance, and industry benchmarks to maximize return on investment and optimize asset utilization.
Property Acquisition and Disposition: Identify and evaluate potential properties for acquisition or disposal. Negotiate purchase and sale agreements, lease agreements, and other legal contracts. Coordinate due diligence activities, including property inspections, appraisals, and title searches.
Financial Analysis: Conduct financial analysis, including cash flow projections, investment return calculations, and sensitivity analysis, to assess the financial viability of real estate projects. Develop and manage budgets, track expenses, and ensure adherence to financial objectives.
Lease and Tenant Management: Oversee lease administration, including negotiations, renewals, and terminations. Develop and maintain relationships with tenants, ensuring high occupancy rates, tenant satisfaction, and lease compliance. Address tenant concerns, resolve disputes, and enforce lease terms.
Regulatory Compliance: Stay updated on relevant real estate laws, regulations, and zoning ordinances. Ensure compliance with legal and regulatory requirements, including environmental regulations, building codes, and safety standards.
Team Leadership: Manage a team of real estate professionals, including property managers, leasing agents, and administrative staff. Provide guidance, mentorship, and performance feedback. Foster a collaborative and high-performing work environment.
Stakeholder Engagement: Collaborate with internal stakeholders, such as senior management, finance, and legal teams, to align real estate strategies with business objectives. Build and maintain relationships with external stakeholders, including brokers, developers, contractors, and government authorities.
**Qualifications**:
- Bachelor's degree in real estate, finance, business administration, or a related field. A graduate degree is preferred.
- Proven experience (minimum 1 year experienced) in real estate management, with a focus on strategic planning, asset management, and financial analysis.
- Strong knowledge of real estate market trends, property valuation methods, and investment strategies.
- Familiarity with property acquisition and due diligence processes, lease negotiations, and property management best practices.
- Excellent financial acumen and analytical skills, with the ability to interpret and leverage financial data to drive informed decisions.
- Strong negotiation, communication, and interpersonal skills to effectively collaborate with stakeholders at all levels.
- In-depth understanding of legal and regulatory requirements related to real estate, including leasing, zoning, and environmental regulations.
- Proven leadership abilities, with experience in managing and developing high-performing teams.
