What this job involves?
Position Goals

On time Tracking & Closing the Abnormalities of Online monitoring System’s (BMS, PME etc..) which doesn’t Impact the daily Operations.
To achieve excellence in Corrigo management at employees with Excellent survey feedback and avail targeted Point of User (POU)score.
Contribution of implementing energy saving plan as per targets shared with BMS.
AMC & technical services invoice processing with respect to BMS.
Achieve Zero Open PO’s with respect to BMS.
Support team to achieve Key Performance Indicators and Service Level Agreement targets as per BMS.
Supporting for Documentation & File management with respect to BMS.
On Time Escalating on Vendor Performance & Co-ordination.
Proper communication on Incidents to the Team as well as CS as per the JLL Standard’s.

Duties & Responsibilities

Check and Ensure the operation of BMS, PME, IBEMS, LSS Systems, Philips Envision Manager on Daily Basis.
In Case of Any Abnormalities /Critical active alarms noticed then inform to Respective Shift in charge.
In case of any issues under vendor Scope need to Co-ordinate & get the issues resolved and Stabilized.
Check and ensure the Load on Transformers, DG,LT Feeders,UPS,Chillers in PME are in safe Range on regularly as well as during Bescom power interruption.
Responsible for Scheduling Low Side Equipment’s as per office hours and ensure its function appropriately on daily basis.
Check the Operational Availability of all the equipments through BMS System,Report to Shift engineer and Respective vendor if any equipment’s are unable to control and operate through BMS.
Check and ensure all the essential parameters are Displayed appropriately in BMS/PME systems.
Check and Ensure the Necessary data are captured & Can Be able to Download through BMS/PME/Ibems/Bueno/Philips system and are available in the System as backup in Respective Folders.
Closely monitoring the Cooling temp and Electrical loads of CEM Areas (Data Centers, Lab, UPS etc..).
Critical Alarm Verification on BMS System Bi-Monthly of CEM Area’s and the report need to get shared with CS.
Supporting on Preparation of G-Form with respect to CEIG on monthly basis till Submission to CEIG office.
Maintaining Abnormality tracker of BMS, PME and need to share on Monthly basis to CS.
Generate BMS, PME, Ibems&Philips related reports on Daily & Monthly Basis.
Energy Meters &Flow Meters verification (Physically) need to be done on Quarterly basis.
Weekly Life Safety Systems (LSS) Snags Tracking and Following up with the Vendor till Closure.
Support to Maintain Lift Abnormality Tracker.
Support on Scheduling the OEM trainings as per the 52 Week Planner.
Tracking ACCESS Tracker of All M&E EE’s.
Support on Badging Process for new joiners & Support on Tracking Electrical License documents of Electrical executives.
On time Submission &Tracking of Monthly, Quarterly, Half-yearly, Annual AMC invoices with respect to BMS(Operations) from Vendors.
Support on preparation of critical spares list for all BMS installations as per manufacturer’s recommendations and plan for the inventory where the maintenance is carried out with in-house teams.
Support on Maintaining Inventory tracker and Purchasing of spares and consumables for M&O as per the instructions.
Support on HSD yard managements, Tracking the HSD Level and Re-ordering based on the Site Requirement as per the Standards laid down.
Updating Weekly Proactive Tickets Tracker to Building lead.
Assigning the Corrigo call ‘s and Tracking on daily Basis.
Vendor co-ordination for PM activity of BMS, PME, IBEMS, LSS.
Supporting on BWSSB, EB Consumption tracking and bill generation on Monthly Basis till Closure.
Supporting on Solar, EB, BWSSB, DG Accruals submission on Monthly Basis to CS.
Supporting on Securing the documents with respect to BMS Like Service and PM reports of Site Mechanical &Electrical equipment’s.

Employee Key Competencies

Tertiary qualifications in either Electrical/Electronic Engineering essential.
Good communication Skills & interpersonal skills along with local language preferred.
Good knowledge in MS office & Mail communication.
Team player & quick learner attitude.
Committed execution capability and should have sound knowledge in handling service partners.
Demonstrated experience with client reporting and preparation of reports required.
Preventive maintenance knowledge is required to maintain the all related equipment’s.
Experience required for Diploma holders 5 year’s with 2years in BMS Field.
Experience required for BE holders at least 3 years in BMS.
Customer service focus.
Good physical & mentally fitness is must.
