**Design development**
- Assisting Management in finalization and appointment of various consultants such as Design Architect, structural, RCC & MEP consultant to get deliverables for contracts & execution after in principal approval from the promoters.
- Resource mapping and identification and finalization of various consultants like MEP, Traffic, environmental, etc.
- Complete analysis and evaluation of plans submitted by consultants, architects discuss the same with Management and ensure finalization of the same
- Complete the preparation of project brief and communication of the same to different consultants, architects
- Preparation of basic feasibility drawings keeping in mind the DCR and other governing authorities’ guidelines to achieve a commercially viable & approvable design.
- Checking of architectural & structural drawings before releasing for construction.

- **Consultant appointment and coordination & Liasioning**
- Pre-construction activities such as Architect and consultants finalization, design finalization, tendering of different packages, negotiation with suppliers and contractors for mobilization, along with necessary documentation like Purchase orders (P.O.) Letter of intent (L.O.I.) etc.
- Construction activities such as co-ordination with Architects, consultants, contractors and suppliers for smooth flow of work along with necessary documentation like weekly, monthly reports, payment scheduling, running bill certification etc.
- Co-ordination with different consultants, vendors for finalization of good for construction drawings for different work packages beginning from general arrangement drawings. This involves the co-ordination with different consultants like facade consultant, M.E.P. consultants etc.
- Coordinating with various consultants so as to get accurate drawings & deliverables to ensure that the contracts & execution timelines are met.
- Providing technical support to internal purchase team for finalization of BOQ & specifications of different packages in co-ordination with vendors & consultants.
- Host pre defined frequent review meetings with architects, consultants to discuss, review the project plan
- FSI Calculation
- Coordination with the liasioning department for premium efficiencies
- **Site Coordination & Execution**
- Also post construction activities such as organizing training of different equipments, handing over of operation and maintenance manuals etc, and financial closure documentation along with certification of final bills.
- Ensure timely completion of the project briefs & their subsequent consent by the architects
- Oversee & guide the entire concept planning & evaluate feasibility & provide insights to the same
- Preparation of project planning & schedule finalization by working closely with various teams
- To support Sales / Projects for flat layout customization
- **MIS - 10%**
- Ensure timely submission of MIS to management as required.
- Develop and format progress review management
- Minutes of progress review meetings.
- Delays in drawings, appointments
- Timely submission of status of design from consultants to sites.
- Any decision pending & management approvals.
- **Team Management & Self Development - 10%**
- Training & Development of subordinates
- Attend all training programs (behavioral/ technical), seminars.conducted/sponsored by company
- Initiate self learning and gain knowledge of other skills
- Hiring support as and when needed

**Salary**: ₹25,000.00 - ₹55,000.00 per month

**Experience**:
