**Job Title: Land Acquisition Specialist/ManagerJob Summary**:
The Land Acquisition Specialist is responsible for identifying, evaluating, and acquiring land and property rights for development, infrastructure projects, or other organizational needs. The individual will work closely with property owners, legal teams, government officials, and project managers to ensure timely and cost-effective acquisition of land assets.
**Key Responsibilities**:
- **Land Identification and Evaluation**:
- Identify suitable land or properties for acquisition based on project needs.
- Assess the value and potential of land, considering location, zoning, topography, and environmental factors.
- Conduct feasibility studies and market analysis to determine the viability of acquiring the property.
- **Negotiation and Acquisition**:
- Negotiate terms of sale or lease with landowners, developers, and other stakeholders.
- Draft and review agreements and contracts related to land acquisition, ensuring compliance with legal and regulatory requirements.
- Develop negotiation strategies to ensure favorable terms for the company or organization.
- Oversee the preparation of purchase offers, including financial analysis and proposals.
- **Legal and Regulatory Compliance**:
- Work closely with legal teams to ensure compliance with local, state, and federal land acquisition laws.
- Handle due diligence tasks such as title searches, environmental assessments, and zoning verifications.
- Obtain necessary permits, zoning changes, or easements required for land acquisition or development.
- **Stakeholder Management**:
- Build and maintain relationships with landowners, real estate agents, brokers, and local government officials.
- Communicate project needs and timelines to stakeholders, ensuring transparency and collaboration.
- Address any concerns or issues raised by landowners or other parties during the negotiation or acquisition process.
- **Project Coordination**:
- Collaborate with project managers, engineers, and developers to ensure that the land meets project specifications and timelines.
- Ensure that the land acquisition process is aligned with overall project goals and schedules.
- Coordinate with surveyors, appraisers, and other professionals involved in the acquisition process.
- **Financial Management**:
- Develop and manage budgets for land acquisition projects.
- Monitor costs related to land acquisition, legal fees, appraisals, and other expenses.
- Conduct cost-benefit analyses to ensure that the acquisition aligns with organizational objectives and financial constraints.
- **Reporting and Documentation**:
- Maintain detailed records of all land acquisition activities, including negotiations, contracts, and correspondence.
- Prepare regular status reports and updates for senior management on acquisition progress and challenges.
- Ensure all documentation is organized and compliant with company policies and legal requirements.
**Qualifications**:
- **Education**:
- Bachelor's degree in Real Estate, Urban Planning, Geography, Business Administration, or related field. A Master’s degree is a plus.
- **Experience**:
- Minimum of 3-5 years of experience in land acquisition, real estate, property management, or a related field.
- Proven track record in negotiating and closing land deals.
- Knowledge of land valuation, property law, and zoning regulations.
- **Skills**:
- Strong negotiation, communication, and interpersonal skills.
- Excellent analytical and problem-solving abilities.
- Proficiency in real estate software and Microsoft Office Suite (Excel, Word, PowerPoint).
- Ability to manage multiple projects simultaneously while maintaining attention to detail.
- **Certifications (optional but beneficial)**:
- Certified Commercial Investment Member (CCIM)
- Real Estate License (depending on jurisdiction)
- LEED Accreditation (for environmental projects)
**Work Environment**:
- The role may involve both office-based work and fieldwork.
- Travel to potential acquisition sites, meetings with landowners, and interaction with local government bodies may be required.
- Full-time position with potential for overtime based on project deadlines.

Pay: ₹25,000.00 - ₹50,000.00 per month
