**Job Summary**:
The BOQ (Bill of Quantities) Incharge is responsible for accurately preparing, managing, and reviewing the Bill of Quantities (BOQ) for all office space projects. This role ensures cost estimation, quantity takeoffs, and tender documentation align with project timelines, client specifications, and budgetary constraints. The BOQ Incharge plays a crucial role in facilitating cost-effective, efficient project delivery while maintaining high-quality standards.

**Key Responsibilities**:
**1. Preparation and Management of BOQ**:

- Prepare detailed BOQs based on design drawings, specifications, and client requirements.
- Conduct material quantity takeoffs and cost estimation for various components like civil work, interiors, MEP (Mechanical, Electrical, and Plumbing), and furnishings.
- Collaborate with design and engineering teams to ensure accuracy and completeness of BOQs.

**2. Cost Estimation and Analysis**:

- Perform cost analysis for various project phases and recommend cost-saving measures.
- Update and revise BOQs as per design changes, scope modifications, or client feedback.
- Validate vendor and contractor quotations against BOQ entries to ensure accuracy.

**3. Vendor and Stakeholder Coordination**:

- Work closely with procurement teams to source material rates and ensure alignment with market trends.
- Liaise with contractors and vendors to verify quantities and costs during tendering and execution phases.
- Ensure clarity and accuracy in the communication of BOQ details to all stakeholders.

**4. Documentation and Compliance**:

- Prepare and maintain accurate BOQ documentation for audits, contracts, and client reference.
- Ensure BOQs adhere to organizational and industry standards, including regulatory compliance.
- Contribute to project tendering by preparing accurate and detailed tender BOQs.

**5. Quality Assurance**:

- Regularly review BOQs to eliminate discrepancies and ensure data integrity.
- Conduct site inspections to verify quantities and adherence to BOQ specifications.
- Analyze deviations during project execution and prepare variance reports.

**6. Reporting and Analysis**:

- Generate regular BOQ progress reports, including cost analysis and projections.
- Provide management with detailed insights into project costs, risks, and variances.

**Qualifications**:
**Education**:

- Bachelor’s degree

**Experience**:

- Minimum 5 years of experience in quantity surveying, BOQ preparation, or cost estimation in commercial office space projects or related fields.
- Hands-on experience with BOQ software/tools.

**Skills and Competencies**:

- Strong understanding of construction methodologies, materials, and project execution.
- Proficiency in tools like AutoCAD, MS Excel, and project management software.
- Excellent analytical and numerical skills with attention to detail.
- Strong communication and negotiation skills for vendor and stakeholder management.
- Ability to multitask and manage multiple projects under tight deadlines.
- Familiarity with local building codes, standards, and regulations.

**Key Performance Indicators (KPIs)**:

- Accuracy of BOQs prepared and adherence to budgets.
- Timely preparation and submission of BOQs and related documents.
- Cost savings achieved through value engineering and vendor negotiations.
- Reduction in project delays due to quantity-related discrepancies.
- Stakeholder satisfaction with BOQ-related outputs and support.

**Work Environment**:

- Office-based with occasional site visits as required.
- Collaborative environment with cross-functional teams.
