Identify new land opportunities in the defined region through a variety of means such as broker network, detailed mapping of the potential regions, tracking upcoming land banks of corporate organizations planning to leverage their Real Estate networking with possible alliance partners, etc.
- Shortlist the properties that adhere to the organization thresholds defined across the appropriate business model viz. outright purchase / Joint Development / Long lease.
- Visit shortlisted sites to examine the complexities at the site and location specific dynamics. Understand the land and its potential. Prepare a preliminary site report.
- Undertake preliminary steps of due diligence such as review of documentation, conversion status, land use, verification of revenue documents, access related concerns, etc. and provide required information for detailed financial analysis.
- Initiate first level discussions with potential partners / landowners.
- Proactively building a network of Brokers, Property Consultants, Land Owners, Land Procurement Agencies, Partners/ Collaborators, Local Authorities, Architects, Valuation Agencies, Environment Consultants, Surveyors etc.
- Create and maintain a database of lost, current and upcoming opportunities. And Track activities of competitors to get strategic and first mover advantage.
- Manage issues related to land acquisition including engaging with local community and land revenue matters and sound knowledge on legal and risk issues of property and Carry out Legal Due Diligence & Title search of each property inter alia at Sub Registrar. Close dealing with troublemakers, property owners etc. and Support for Registration of the property, Documentation and fieldwork.
- Conduct Periodic meetings with Property owners to understand the challenges, negotiating with landlords/developers for expansion area/extra spaces. Close Coordination with Real Estate Agents/Firms to understand the challenges pertaining to Landlord/property and providing resolution
- Ensure Property operations are in line with/according government policies and housing regulations, handling all the disputes/deficiencies related to property.
- Responsible for Liaison with Government bodies at district and state level. Liaison with regulatory authorities, Collector, SDM, Tehsildar, Mining Officer, Patwari RI and local officials & villagers for obtaining necessary sanctions related to project.
- Maintain the peace in the working atmosphere of the Excavation & avoid disputes with the villagers / outsiders we are keeping cordial relation with the law & order authorities, regular visit in the villages, attend social functions of the villagers, developing contact with the villagers, to negotiate & deals with land matters, keep harmonious relations.

**Salary**: ₹25,000.00 - ₹40,000.00 per month
