The Building Operations/Facilities Services Specialist is responsible for overseeing and managing the day-to-day operations and maintenance of commercial buildings. This role requires strong organizational skills, technical knowledge, and the ability to work effectively with a team and external partners. The specialist will ensure that the facilities are clean, safe, and in compliance with all relevant regulations.

**Key Responsibilities**:
**Building Maintenance**: Supervise and coordinate maintenance activities, including routine inspections, repairs, and preventive maintenance of building systems (HVAC, electrical, plumbing, etc.) and equipment. Vendor Management: Manage relationships with external service providers and vendors, including contractors, janitorial services, security personnel, and landscaping teams. Ensure that contracted work is completed satisfactorily and in a timely manner. Health and Safety: Implement and enforce safety protocols and procedures to maintain a safe working environment for building occupants. Conduct regular safety audits and inspections, identifying and addressing any potential hazards or compliance issues. Budgeting and Cost Control: Develop and manage the facilities operations budget, including forecasting and tracking expenses. Look for opportunities to minimize costs and optimize efficiency without compromising quality. Tenant Relations: Act as a primary contact for tenant inquiries and work orders. Address any concerns or issues promptly and professionally, ensuring high levels of tenant satisfaction and retention.
**Sustainability Initiatives**: Collaborate with the sustainability team to identify and implement energy-saving and sustainability initiatives, such as implementing recycling programs and energy-efficient systems. Emergency Preparedness: Develop and maintain emergency response plans, ensuring that all team members are properly trained and equipped to handle emergency situations.

**Qualifications and Skills**:
Bachelor's degree in Facilities Management, Engineering, or a related field (equivalent experience may be considered).
Proven experience in building operations and facilities management, preferably in commercial real estate.
Strong knowledge of building systems, codes, and regulations.
Excellent organizational and time management skills, with the ability to prioritize and multitask effectively.
Strong interpersonal and communication skills, with the ability to build and maintain relationships with stakeholders at all levels.
Proficiency in computer programs and software commonly used in facilities management.
Knowledge of sustainability practices and energy efficiency initiatives is a plus.
Ability to work independently and as part of a team, with a strong customer service orientation
