Job Summary:

The Facilities Manager will be responsible for the efficient operation, maintenance, and management of all building systems and services within our properties. This role requires a proactive approach to facility management, ensuring that all properties are safe, well-maintained, and compliant with all regulatory requirements. The ideal candidate will have a strong background in facilities management, excellent organizational skills, and the ability to manage multiple properties simultaneously.

Key Responsibilities:
Facilities Operations and Maintenance:
Oversee the daily operations of all building systems, including HVAC, electrical, plumbing, and security systems.
Develop and implement preventive maintenance programs to ensure the longevity and reliability of all facilities.
Coordinate and supervise repair and maintenance work, ensuring minimal disruption to building occupants.
Property Management:
Manage the upkeep of grounds, common areas, and building exteriors to maintain a high standard of appearance and functionality.
Ensure all properties comply with local building codes, safety regulations, and company standards.
Coordinate with contractors and service providers for routine maintenance, repairs, and renovations.
Budgeting and Cost Management:
Develop and manage the facilities budget, ensuring cost-effective solutions for all maintenance and operational activities.
Monitor expenses and implement cost-saving measures without compromising on quality.
Prepare and present regular reports on facility operations, maintenance activities, and budget performance.
Vendor and Contractor Management:
Establish and maintain relationships with vendors, suppliers, and service providers to ensure the best quality services and materials at competitive prices.
Negotiate contracts and manage the performance of third-party service providers.
Ensure all contractors and service providers adhere to safety protocols and regulatory requirements.
Health, Safety, and Compliance:
Ensure all facilities are in compliance with health and safety regulations, including fire safety, emergency preparedness, and environmental standards.
Conduct regular safety inspections and audits to identify potential risks and implement corrective actions.
Develop and implement safety training programs for staff and occupants.
Space Planning and Utilization:
Coordinate space planning and utilization to optimize the use of available space within the properties.
Manage moves, additions, and changes within the properties, ensuring minimal disruption to operations.
Work with project managers and architects on space planning for new developments or renovations.
Foster a culture of teamwork, professionalism, and continuous improvement within the facilities management team.
Implement and manage sustainability initiatives to reduce the environmental impact of the facilities.
Monitor and optimize energy consumption across all properties, identifying opportunities for energy efficiency improvements.
Ensure compliance with environmental regulations and sustainability standards.

Qualifications:
Bachelor's degree
3+ years of experience in facilities management, preferably within the real estate or property management industry.
Strong knowledge of building systems, maintenance procedures, and safety regulations.
Excellent organizational and project management skills.
Strong leadership and team management abilities.
Proficiency in facilities management software and tools.
Strong communication and interpersonal skills, with the ability to interact effectively with tenants, contractors, and team members.
