- Land Acquisition Strategy & Planning :
- Develop and execute a strategic land acquisition plan aligned with the company's business objectives and growth targets.
- Identify and evaluate potential land parcels for residential, commercial, and mixed-use developments, ensuring feasibility from financial and regulatory perspectives.
- Conduct thorough market research, risk assessments, and due diligence to make informed decisions on acquisitions.
- Site Identification & Evaluation :
- Explore and assess land acquisition opportunities by conducting site visits, assessing land values, and analyzing local market trends.
- Collaborate with the finance and project teams to evaluate the profitability and feasibility of potential sites.
- Conduct detailed due diligence, including legal, technical, and commercial assessments, to ensure compliance and mitigate risks.
- Liaisoning & Compliance Management :
- Establish and maintain relationships with local government authorities, landowners, regulatory bodies, and legal advisors to streamline land acquisition processes.
- Ensure compliance with regulatory frameworks and obtain necessary approvals from government bodies for land acquisition and project development.
- Work closely with legal teams to manage documentation, resolve title and ownership issues, and facilitate smooth acquisition transactions.
- Stakeholder Engagement & Negotiation :
- Negotiate terms and prices with landowners, government bodies, and third-party stakeholders to achieve favorable acquisition terms.
- Act as a primary point of contact for all stakeholders involved in land acquisition projects, ensuring alignment and clear communication throughout the acquisition process.
- Represent the company in meetings with government officials, real estate committees, and other regulatory bodies to safeguard company interests.
- Risk Management & Mitigation :
- Identify potential legal, financial, and operational risks associated with land acquisition transactions and devise strategies to mitigate these risks.
- Ensure adherence to the highest standards of due diligence, addressing issues related to land titles, encumbrances, and regulatory requirements.
- Monitor changes in land acquisition policies, local laws, and regulations, adapting strategies as needed.
- Team Leadership & Development :
- Lead, train, and mentor a team of professionals in the land acquisition and liaisoning functions, ensuring high performance and adherence to best practices.
- Set clear performance objectives for the team and provide regular feedback and development opportunities.
- Foster a collaborative culture within the team and promote continuous improvement in processes and strategies.
