A Real Estate Funding Manager is responsible for sourcing, structuring, and managing financing for real estate projects and portfolios. They secure capital from lenders and investors, manage project cash flows, conduct detailed financial analysis, and drive the overall funding strategy to ensure projects meet their return, risk, and investment objectives. The role demands strong expertise in real estate finance and capital markets to optimize returns while effectively managing risk. Core Responsibilities 1. Financing & Capital Raising Source and secure loans and equity from banks, NBFCs, private investors, funds, and other financial institutions. Negotiate terms for debt, mezzanine, and equity funding structures. Prepare and present funding proposals, information memoranda, and project reports. 2. Financial Management & Control Plan and manage project cash flows, including drawdowns, repayments, and interest servicing. Prepare and monitor budgets for project costs, overheads, and contingencies. Oversee financial reporting, MIS, variance analysis, and tracking of project IRR/ROI. 3. Strategic Planning & Capital Structuring Design and implement funding strategies aligned with project timelines and business goals. Evaluate alternative capital structures (construction finance, lease rental discounting, refinancing, etc.). Support long-term capital planning for the company’s real estate portfolio. 4. Investor & Lender Relations Build and maintain strong relationships with lenders, investors, rating agencies, and financial partners. Manage regular communication, updates, and reporting to stakeholders. Handle queries, negotiations, and compliance requirements from funding partners. 5. Project Evaluation & Feasibility Prepare and review financial models for new projects (cash flows, IRR, NPV, sensitivity analysis). Evaluate existing properties for refinancing, value enhancement, or monetisation. Support decision-making on land acquisition, development mix, and pricing strategy from a finance perspective. 6. Compliance & Governance Ensure all funding and financial activities comply with accounting standards, taxation norms, loan covenants, and internal policies. Coordinate with legal, accounts, and secretarial teams to ensure documentation accuracy and timely filings. Maintain proper records of all loan agreements, security documents, and approvals. Key Skills & Knowledge Strong knowledge of real estate finance, capital markets, and funding instruments. Advanced financial modeling, forecasting, and scenario analysis skills (Excel/financial tools). Strong negotiation skills for term sheets, loan documents, and investor agreements. Understanding of property valuation, market cycles, and micro-market trends. Ability to manage complex financial structures, multiple lenders, and staggered drawdowns. Excellent communication and presentation skills for dealing with senior management, banks, and investors. High attention to detail, analytical mindset, and strong risk awareness.
