About Isprava

We are seeking a highly skilled Estimation Lead to join our team at Isprava, a leader in the luxury holiday home market in India. As an Estimation Lead, you will be responsible for managing and overseeing all cost estimation functions for luxury real estate projects.

Key Responsibilities:

  • Lead the preparation of detailed cost estimates for all construction phases, including land acquisition, architectural design, materials, labor, and project execution.
  • Oversee the preparation and checking of Bills of Quantities (BOQs), ensuring accuracy and compliance with project specifications.
  • Ensure the accuracy of quantity takeoffs, aligning them with design requirements and project goals.
  • Curate and design BOQs tailored to the company's tendering needs, reflecting the specific requirements of luxury real estate projects.
  • Lead and mentor a team of Quantity Surveyors, ensuring high-quality output and continuous professional development.
  • Collaborate with project managers and finance teams to develop and manage project budgets, ensuring that costs align with overall project goals.
  • Contribute to negotiations and contract discussions as a support to the Contracts and Procurement Department.
  • Identify potential risks and propose mitigation strategies related to cost overruns, delays, and resource availability.
  • Stay updated on current trends in construction materials, labor costs, and other factors that impact project costs.
  • Evaluate and assess bids from contractors, ensuring compliance with project requirements and alignment with budgetary constraints.
  • Prepare and present detailed cost reports, including variance analysis, for senior management and stakeholders.
  • Work with cross-functional teams including architects, designers, and project managers to ensure alignment between project vision and financial expectations.
  • Ensure that all cost estimations adhere to local regulations and standards, particularly in the luxury real estate sector.

Qualifications:

  • Bachelor's degree in Civil Engineering, Construction Management, or a related field. A Master's degree would be a plus.
  • 10+ years of experience in construction cost estimation, with at least 5 years in a leadership role, preferably in luxury real estate or high-end residential projects.
  • Strong understanding of market dynamics, construction materials, labor costs, and industry standards.
  • Excellent communication and negotiation skills, with the ability to interact effectively with stakeholders at all levels.
  • Strong analytical skills, attention to detail, and the ability to manage multiple projects simultaneously.
  • Proven track record in managing large-scale projects from an estimation and cost control perspective.
  • Ability to work under tight deadlines and handle high-pressure situations.

Preferred Skills:

  • Experience leading teams of Quantity Surveyors in the preparation of BOQs and ensuring the accuracy of all quantity takeoffs.
  • Knowledge of the luxury real estate market and high-end residential project demands.
  • Experience working with eco-friendly and sustainable building materials, aligning with Isprava's commitment to innovative and environmentally conscious development.
  • Strong leadership and team management skills.
