Job Description

Fact Personnel is looking for a seasoned Project Management Lead to oversee the entire construction process, from pre-construction activities to project completion.

Responsibilities:
  1. Direction, coordination, implementation, execution, control, and completion of all buildings in the project ensuring consistency with Company's vision, strategy, commitments, targets, and goals.
  2. Leadership role to execute projects at optimum cost, time, and best quality standards from end-to-end.
  3. Closing interactions with stakeholders, concerned departments, and taking the lead in problem-solving and decision-making.
  4. Compliance with all statutory norms under applicable laws & guidelines.
  5. Work closely with the Management to implement strategy for development and operational management, to meet organizational plans within budgets & timescales.
  6. Development and implementation of systems to monitor project performance against budget authorization, project schedules, and establish quality control standards.
  7. Identification of variances and working with project management staff to develop and implement plans to rectify ineffective operations.
  8. Creation of strategies and structures to meet the demands of the expanding organization.
  9. Carrying out strategic value engineering, technical upgradation, and incorporation of best practices and new technology for ensuring cost-efficient product.
  10. Monitoring and measurement of performance and providing necessary support for team performance and improving productivity.
  11. Responsibility for contracting strategy/vendor selection and watertight contracts with best negotiations for achieving execution efficiencies.
  12. Laying down standards and deciding selection, monitoring, and evaluation of Vendors / Brands, Rates negotiation and introduction of new products. Obtain approval from Management.
  13. Preparation, monitoring budgets, and recommending ways of cost saving on ongoing basis.
  14. Preparation of project cash flows for all quarters to make adequate provision & planning.
  15. Accountability for effectively monitoring and controlling the project progress schedule, tracking variance analysis and control measures as per quality standards and schedule.
  16. Projection and making adequate planning for cash flows.
  17. Ensuring timely completion of the projects and handover.
  18. Monitoring Sales data w.r.t. weekly targets.
  19. Monitoring Collection and handover of completed units.
  20. Monitoring approval and other matters with MIDC.
  21. Analysing deviations in the progress and reporting to management with action plan.
