Job Title: Property Specialist

We are seeking a skilled and detail-oriented Property Acquisition Associate to join our team. As a key member of our property acquisition team, you will play a crucial role in identifying potential locations for new retail stores.

In this exciting opportunity, you will be responsible for:

  • Market Research & Property Identification:
    • Conducting thorough market research and analysis to identify potential locations for new retail stores.
    • Evaluating local demographics, footfall potential, and competitive landscapes to determine the viability of each location.
  • Site Visits & Initial Assessments:
    • Conducting site visits to assess the suitability of each location based on its accessibility, visibility, and other key factors.
    • Preparing detailed reports outlining your findings and recommendations for each shortlisted property.
  • Negotiation Support:
    • Providing support to senior managers during lease negotiations, rental agreements, or purchase contracts with landlords or brokers.
    • Gathering necessary documents and coordinating follow-ups with property owners or agents.
  • Coordination & Documentation:
    • Collaborating with legal and finance teams to compile and review documents related to property acquisition and agreements.
    • Maintaining accurate records of property details, contracts, and approvals.
  • Vendor & Broker Relations:
    • BUILDING RELATIONSHIPS WITH BROKERS, AGENTS, AND DEVELOPERS TO STAY INFORMED ABOUT NEW PROPERTY LISTINGS.
    • Coordinating and managing broker communications and property inquiries.
  • Regulatory & Compliance Assistance:
    • Ensuring all legal, zoning, and regulatory requirements are met for selected properties.
    • Supporting the process of obtaining necessary permits and approvals in coordination with relevant teams.
  • Reporting & Feedback:
    • Preparation of regular updates and summaries on property acquisition progress for the team or management.
    • Providing feedback on challenges and opportunities during the acquisition process.
    Key Skills and Qualifications:
    • Strong Interpersonal and Communication Skills: The ability to build strong relationships with stakeholders, including vendors, brokers, and internal teams.
    • Basic Understanding of Real Estate Laws and Property Regulations: Familiarity with relevant laws, regulations, and industry standards.
    • Good Analytical and Problem-Solving Abilities: The capacity to analyze complex information, identify patterns, and develop creative solutions.
    • Detail-Oriented with Strong Organizational Skills: Ability to maintain accurate records, prioritize tasks, and manage multiple projects simultaneously.
    • Proficiency in MS Office (Excel, Word, PowerPoint): Proficiency in Microsoft Office applications, particularly Excel, Word, and PowerPoint.
