  • Lead a team of engineers and maintenance staff, overseeing daily operations and ensuring the smooth functioning of building systems.
  • Manage engineering operational accounts for buildings, including budget development and implementation.
  • Identify areas for improvement in preventive maintenance programs and implement changes as needed.
  • Develop and maintain effective asset-specific maintenance and safety procedure manuals, enforcing compliance across the organization.
  • Coordinate with outside contractors, tenant finish personnel, and engineers to ensure seamless maintenance efforts.
  • Oversee all building systems, including fire/life safety, plumbing, HVAC, and electrical issues, staying up-to-date with the latest trends and technologies.
  • Administer equipment and construction warranties, handling defect liability periods efficiently.
  • Respond promptly to emergency situations and customer concerns, providing timely resolutions.
  • Supervise contract landscaping, janitorial, and security services in conjunction with property management.
  • Implement inventory control programs, purchasing parts and supplies as needed.
  • Develop specifications and assist in soliciting and administering maintenance/repair service contracts.
  • Ensure compliance with applicable codes, regulations, government agencies, and company directives related to building operations.
  • Assign and monitor maintenance projects for maintenance staff, conducting regular inspections of operating mechanical, electrical, and equipment systems.
  • Maintain quality assurance by creating and implementing preventive maintenance programs, recommending improvements on an ongoing basis.
  • Provide necessary reports pertaining to property management, sharing them on a timely and identified frequency with stakeholders.
Required Skills and Qualifications
  • Degree in Electrical, Mechanical, Civil, or Hotel Management with 8-10 years of experience.
  • Proven track record in facilities management.
