Job Opportunity

Amherst seeks a skilled Portfolio Management Analyst to join its expanding team. The successful candidate will be responsible for generating operational reports for Single-Family Rental portfolios, which are delivered externally to institutional investors.

The role involves refreshing report exhibits in Excel-generated templates, reconciling results to ensure accuracy and completeness of operational metrics, and maintaining compliance with investor guidelines. A deep understanding of Amherst's fundamentals is required to develop analysis, identify data errors, and maintain inventory of investor reports.

Key Responsibilities:

  1. Assist senior portfolio managers in the US to maintain and improve complex portfolio investment and fund-level models.
  2. Build and maintain portfolio/financial models, including cash flow projections, fund-level waterfalls, and IRR calculations, DCF, and NPV valuations.
  3. Work with managers to evaluate and clarify investor requests, offering alternative solutions and performing deep dives into operational metrics.
  4. Provide guidance to team members and lead on complex deliverables.
  5. Identify opportunities to centralize, eliminate, or automate activities.
  6. Prepare and review fund operational reports and modifications for Single-Family Residential Joint Ventures with strategic investors on a weekly, monthly, and quarterly cadence.
  7. Monitor performance of operational reports and take corrective action to optimize or improve the reporting process.
  8. Communicate corrective solutions for data discrepancies within weekly, monthly, and quarterly operational reports.
  9. Support PM and Investor Reporting team members based in Austin, Texas, on additional reporting asks or special projects.

Qualifications:

  • Education: MBA/CA/CFA with financial markets understanding a plus.
  • Experience: 4-7 years of prior experience in Financial Services and/or Real Estate firms preferred.
  • Highly analytical mindset.
  • Technical skills: Advanced skills in MS Office Excel and PowerPoint. Prior experience in Tableau and SQL preferred.
  • Time management: Proven ability to manage multiple simultaneous projects and meet deadlines in a fast-paced environment.
