Real Estate Financial Modeling Specialist

We are seeking skilled professionals to fill a key position in our Investment Banking team in India.

Job Description:

The successful candidate will be responsible for supporting clients in the REIT/Real Estate industry with expertise in financial modeling, including operating and non-operating cash flow modeling, levered and debt cash flow, JV & waterfall models.

  • Develop Argus valuation models for multifamily, office, industrial, and retail assets classes, as well as lease abstracting, lease review, and audit tasks.
  • Conduct valuations for commercial real estate properties using income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach.
  • Model REIT income statements and balance sheets, understanding revolver, interest expense & circularity, and future development projections.
  • Prepare pitch books, information memorandums, industry studies, company profiles, and discussion documents.
  • Conduct M&A deal run and target screenings using databases such as Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, FactSet.

Key Responsibilities:

  1. Support clients in the REIT / Real Estate industry, with expertise in financial modeling.
  2. Develop Argus valuation models.
  3. Conduct valuations for commercial real estate properties.
  4. Model REIT income statements and balance sheets.
  5. Prepare pitch books and other documents.
  6. Conduct M&A deal run and target screenings.

Required Skills and Qualifications:

  • Post-Graduation in Finance or equivalent qualification (CFA, MBA (finance), CA, or equiv.).
  • Minimum 2-5 years of experience in Investment banking or commercial real estate valuation.
  • Strong statistical and analytical skills for assessing economic performance/analysis of companies and industries.
  • Ability to work independently and possess leadership skills to manage research on a day-to-day basis.
  • Excellent written and spoken communication skills with client handling experience.
  • Working knowledge of databases like Bloomberg, Capital IQ, Thomson Research, FactSet.
  • Proficient in MS Office suite, especially Microsoft Excel, Word, and PowerPoint.
