Real Estate Financial Modeling

We are currently seeking a highly skilled and motivated individual to support our clients in the REIT / Real Estate Industry.

This role involves developing and auditing financial models for various asset classes, including operating and non-operating cash flow modelling, levered and debt cash flow, JV & waterfall.

Key Responsibilities:
  • Developing and auditing financial models for multifamily, office, industrial, and retail assets classes, including operating and non-operating cash flow modelling, levered and debt cash flow, JV & waterfall.
  • Creating Argus valuation models (single property and portfolio), lease abstracting, lease review, and audit, as well as performing cash flow and rent roll analysis.
  • Applying different valuation approaches – income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach – to perform valuations for commercial real estate properties.
  • Modeling REIT income statement and balance sheet, understanding of revolver, interest expense & circularity, modeling of the future development, FFO & CAD, and building and auditing of REIT valuation and NAV models.
  • Preparing pitch books, information memorandums, industry studies, company profiles, and company-focused discussion documents related to various industries.
  • Conducting M&A deal run and potential target & buyer screenings using databases including Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, FactSet, etc.

Meting project timelines and quality of deliverables to ensure high client satisfaction, conducting analysis & performing quality control check of outgoing reports/packs, structuring deliverables & developing new capabilities/new research products.

Demonstrating strength and experience in client/requester relationship building and management, information/knowledge needs assessment, with post-graduation in Finance or equiv. qualification (CFA, MBA (Finance), CA or equiv.) and minimum 2-5 years of experience in Investment banking space or commercial real estate valuation.
