Land acquisition is a critical component of real estate development, involving the identification, evaluation, and procurement of land parcels for various projects.

The ideal candidate will possess strong market knowledge, negotiation skills, and experience working with government authorities and landowners to acquire land parcels.

The successful candidate will be responsible for identifying, evaluating, and acquiring land parcels for residential projects in the region, building and maintaining a network of brokers, agents, and landowners, conducting due diligence on potential acquisitions, and negotiating deals that align with company goals.

We are looking for a detail-oriented professional with excellent communication skills, ability to work independently, and a passion for real estate development. If you have a strong track record of land acquisition and a deep understanding of local regulations, we encourage you to apply.

Key Responsibilities:

  • Market Scouting & Land Identification: Scan the market for potential land acquisitions, build relationships with landowners, brokers, and government authorities.
  • Deal Structuring & Negotiation: Negotiate outright purchases and joint development agreements, structure goodwill payments, and ensure favorable terms aligned with company goals.
  • Legal & Regulatory Due Diligence: Coordinate title clearance, encumbrance checks, and approvals from relevant government agencies.
  • Financial & Feasibility Analysis: Prepare land feasibility reports, conduct financial analysis, and present proposals to management.

Candidate Profile:

  • Education: Graduate (any stream), MBA / BE Civil preferred.
  • Experience: 8–15 years in land acquisition for layouts/apartments in India.
  • Skills: Networking, negotiation, knowledge of RERA, FAR, TDR, BMRDA/BDA approvals, financial acumen, integrity, persuasion, and relationship management.
