
Leading Real Estate Development Projects

As a seasoned project leader, you will oversee the entire lifecycle of real estate development projects from inception to completion. This role demands expertise in managing end-to-end development activities, ensuring timely delivery and quality standards are met.
Key Responsibilities:
- Project Planning & Management:
- Develop comprehensive project development plans, including schedules, budgets, and resource allocation.
- Manage internal teams (finance, sales, legal) and external consultants (architects, engineers, contractors) to ensure smooth project execution.
- Identify critical path activities and implement strategies for on-time completion.
- Design and Approvals:
- Collaborate with design professionals to ensure compliance with local codes, functional needs, and project goals.
- Secure necessary regulatory, environmental, and municipal approvals and permits.
- Ensure adherence to planning regulations and zoning requirements throughout the process.
- Budgeting & Cost Control:
- Establish project budgets and monitor actual expenditures versus forecasts.
- Assess construction cost estimates and value engineering proposals.
- Work closely with finance teams to track cash flow, payments, and financial KPIs.
- Construction Oversight:
- Partner with construction teams or general contractors to monitor progress, quality, and compliance with project specifications.
- Address site issues and coordinate solutions between stakeholders.
- Guarantee health, safety, and environmental standards are upheld on-site.
- Risk Management & Reporting:
- Identify project risks and develop mitigation strategies.
- Prepare and present regular progress, cost, and risk reports to senior management and investors.
- Maintain accurate documentation and records for decision-making, regulatory, and audit purposes.
- Stakeholder and Vendor Management:
- Nurture relationships with consultants, contractors, authorities, and community stakeholders.
- Lead contract negotiations and oversee contract administration.
- Coordinate with sales and marketing teams to align development with commercial objectives and timelines.
Preferred Qualifications:
- Master's degree in Real Estate Development, MBA, or Construction Management is an asset.
- PMP or similar project management certification.
- Experience with financial modeling, development feasibility studies, and investor reporting.
- Familiarity with design-build and other project delivery methods.
