Property Acquisition Specialist Role

Job Overview:

The Property Acquisition Specialist role involves conducting market research and analyzing potential locations for new retail stores. This position requires evaluating local demographics, footfall potential, and competitive landscapes to identify suitable properties.

Key Responsibilities:

  • Market Research & Property Identification: Assist in identifying potential locations for new retail stores by conducting market research and analysis, evaluating local demographics, footfall potential, and competitive landscapes.
  • Site Visits & Initial Assessments: Conduct site visits to assess property suitability based on location, accessibility, and visibility, and prepare basic reports with key findings and recommendations for shortlisted properties.
  • Negotiation Support: Support senior managers in negotiating lease terms, rental agreements, or purchase contracts with landlords or brokers, and gather necessary documents and coordinate follow-ups with property owners or agents.
  • Coordination & Documentation: Work closely with legal and finance teams to compile and review documents related to property acquisition and agreements, and maintain updated records of property details, contracts, and approvals.
  • Vendor & Broker Relations: Build relationships with brokers, agents, and developers to stay informed about new property listings, and coordinate and manage broker communications and property inquiries.
  • Regulatory & Compliance Assistance: Assist in ensuring all legal, zoning, and regulatory requirements are met for selected properties, and support in obtaining necessary permits and approvals in coordination with relevant teams.
  • Reporting & Feedback: Prepare regular updates and summaries on property acquisition progress for the team or management, and provide feedback on challenges and opportunities during the acquisition process.
