Job Description

We are seeking a highly motivated and experienced professional to support our clients in the REIT/Real Estate industry.

  • Financial Modeling: The ideal candidate should have extensive experience in REIT/Real Estate specific financial modeling including operating and non-operating cash flow modeling, levered and debt cash flow, JV & waterfall.
  • Argus Valuation Models: Proficiency in developing Argus valuation models (both single property and portfolio), lease abstracting, lease review, and audit is essential.
  • Property Valuations: The candidate should be skilled in performing valuations for different commercial real estate properties by applying different valuation approaches – income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach.
  • REIT Analysis: Strong understanding of REIT income statement and balance sheet, with expertise in modeling revolver, interest expense & circularity, and FFO & CAD.
  • Pitch Books and Research: Experience in preparing pitch books, information memorandums, industry studies, company profiles, and discussion documents related to various industries.
  • M&A Deal Run: Ability to conduct M&A deal run and potential target & buyer screenings using databases including Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, FactSet etc.

The selected candidate will be responsible for meeting project timelines and quality of deliverables in a manner to ensure high client satisfaction. Conducting analysis & performing quality control check of the outgoing reports / packs is also an important aspect of this role.

Key Responsibilities
  1. Perform advanced financial modeling tasks such as operating and non-operating cash flow modeling, levered and debt cash flow, JV & waterfall.
  2. Develop Argus valuation models for single properties and portfolios, perform lease abstracting, review, and audit.
  3. Conduct property valuations using various approaches like income capitalization, sales comparison, and cost.
  4. Analyze REITs by creating income statements and balance sheets, and modeling revolver, interest expense, and circularity.
  5. Prepare pitch books, industry studies, company profiles, and discussion documents for various industries.
  6. Run M&A deals and perform target and buyer screening using multiple databases.
Required Skills and Qualifications

The ideal candidate should possess the following skills and qualifications:

  • Post-Graduation in Finance or equiv. qualification (CFA, MBA (finance), CA or equiv.)
  • Minimum 2-5 years of experience in the Investment banking space or commercial real estate valuation
  • Strong statistical and analytical skills to assess economic performance/analysis of companies and industries
  • Ability to work independently and possess management/leadership skills to run research on a day-to-day basis
  • Excellent written and spoken communication skills with experience in Client handling
  • Working knowledge of databases such as Bloomberg, Capital IQ, Thomson Research, FactSet etc.
  • Proficiency in MS Office suite specially Microsoft Excel, Word and Power Point
