**Job Description**Our ideal candidate will be responsible for ensuring smooth operations at the facility/site by enhancing efficiency using innovation and technology. The role will encompass:
  • Manpower Development: Guide, groom, develop, and support manpower to face challenges effectively.
  • Budgeting and Monitoring: Formulate suitable budgeting controls and monitor SLAs & KPIs for effective service deliverance.
  • Service Level Agreements (SLAs): Maintain excellent performance indicator scores above excellence.
  • Timely Renewal of Agreement: Ensure timely renewal of the agreement, submission of invoices, and follow-ups for payments.
  • Vendor Quotations and Invoices: Oversee all vendor quotations and invoices.
  • Proper Signoffs: Ensure proper signoffs for attendance and required details for cost sheet submission.
  • Client Approved Cost Sheet: Ensure timely submission of client-approved cost sheets to JLL office and follow up for invoice.
  • Accuracy of Billing Information: Ensure accuracy of billing information.
  • Manpower Planning: Play a major role in hiring processes, manpower planning, and team management.
  • Daily Site Rounds: Conduct daily site rounds to ensure proper maintenance of structures/building facilities and services are carried out.
  • Teamwork: Foster proper teamwork for all facilities.
  • Annual Budget: Assist client SPOC in creating annual budgets for site operations and formulating strategies for effective management.
  • Data Management: Review and update data (hard and soft copy), e-mails, and client files.
  • Occupant Queries: Deal with occupant queries in verbal/written form.
  • Complaint Management: Ensure robust complaint management processes are in place and followed meticulously.
  • Operational Complications: Communicate and circulate information to occupants/authorities on operational complications.
  • Health and Life Safety Regulations: Ensure adherence to health and life safety regulations/manuals on site.
  • Risk Assessment Recommendations: Implement and enforce risk assessment recommendations for compliance.
  • Business Continuity Plans: Create business continuity plans.
  • Emergency Maintenance: Resolve emergency maintenance matters with urgency.
  • Relationship Management: Maintain exemplary relationship management with projects, consultants, contractors, government authorities, and statutory agencies for ease and smooth operations and maintenance of properties.
  • Reporting: Coordinate and maintain as-built drawings, transition documents, and submit daily/monthly management reports (DMR/MMR).
**Work Environment:** You will be working on a residential site located at Amritsar.**Site Dynamics:** Work schedule: Site team (e.g., Property Manager +2). Other details: Reporting – Operation Manager.
