Asset Manager Job Description

This role is responsible for managing assets across various locations. The successful candidate will oversee the development, implementation and maintenance of asset management strategies.

  • Key Responsibilities:
  • Develop, implement and maintain effective asset specific maintenance and safety procedure manuals.
  • Ensure timely submission of client approved cost sheets to the relevant office and follow up for invoice from that office.
  • Submit invoices to clients and follow up for payments.
  • Oversee all building systems including fire/life safety, MEP and critical utilities.
  • Ensure documentation of assets under asset list/ tracker.
  • Document and check assets under defect liability period and AMC/CAMC in a tracker.
  • Be responsible for hiring, training and development of shift engineers and maintenance staff.
  • Formulate suitable budgeting controls and monitor SLAs & KPIs for outsourced agencies towards effective service delivery.
  • Maintain service level agreements and keep performance indicator scores above excellence.
  • Timely renew agreements, submit invoices and follow up for payments.
  • Oversee all vendor quotations and invoices.
  • Ensure proper sign offs for attendance and all required details for cost sheet submission.
  • Timely submit client approved cost sheets to the relevant office and follow up for invoices.
  • Play a key role in managing engineering operational accounts for buildings as required and assist in budgeting.
  • Recommend/implement asset specific maintenance, safety procedures and enforce compliance.
  • Ensure planned preventive maintenance (PPM) are carried out timely.
  • Suggest and implement improvements for preventive maintenance programs as required.
  • Coordinate with contractors, tenants and engineers.
  • Maintain service/repair contracts.
  • Conduct risk/root cause analysis in case of system failures and breakdowns and create corrective/preventive action plan.
  • Implement and administer inventory control programs for purchase of parts and utilization.
  • Assess building operations and work towards mitigation of highlighted inherent risks.
  • Conduct regular inspections of operating MEP equipment systems; make necessary adjustments and manage controls as per requirements.
  • Ensure compliance with applicable codes, regulations, government agencies and company directives.
  • Coordinate and maintain as-built drawing and transition document library.
  • Create emergency response plan and participate in evacuation drills.
  • Maintain engineering and other reports like DMR and MMR.
  • Work closely with regional teams and ensure closure of all required reports.
  • Facilitate services under the slogan No Safety No Work.

Requirements:

  • Bachelor's degree in a relevant field.
  • Minimum 3 years experience in asset management or related field.
  • Strong communication and leadership skills.
  • Ability to analyze complex data and make informed decisions.
  • Proficiency in MS Office and ability to learn new software quickly.
  • Strong problem solving and analytical skills.
  • Ability to prioritize tasks and manage multiple projects simultaneously.
