Job Description:

We are seeking a highly skilled Property Specialist to assist in the acquisition of new retail locations, conducting market research and analysis, evaluating local demographics, footfall potential, and competitive landscapes. This role involves identifying potential sites, assessing property suitability based on location, accessibility, and visibility, and supporting senior managers in negotiating lease terms.

  • Market Research & Site Identification: Conduct thorough market research and analysis to identify suitable properties for new retail locations, considering factors such as local demographics, foot traffic, and competition.
  • Site Visits & Assessments: Conduct site visits to evaluate property suitability, considering factors such as location, accessibility, and visibility, and prepare comprehensive reports with key findings and recommendations.
  • Negotiation Support: Provide support to senior managers in negotiating lease terms, gathering necessary documents, and coordinating follow-ups with landlords or brokers.
  • Documentation & Record-Keeping: Maintain accurate records of property details, contracts, and approvals, working closely with legal and finance teams to ensure compliance with relevant laws and regulations.
  • Relationship Building: Build relationships with brokers, agents, and developers to stay informed about new property listings, coordinate and manage broker communications, and property inquiries.
  • Compliance & Reporting: Assist in ensuring all legal, zoning, and regulatory requirements are met for selected properties, supporting in obtaining necessary permits and approvals in coordination with relevant teams, and preparing regular updates and summaries on property acquisition progress.

  • Strong Analytical & Communication Skills: Excellent analytical and communication skills are essential for building strong relationships with stakeholders, including brokers, agents, and developers, and for evaluating property options and developing effective solutions.
  • Brief Understanding of Real Estate Laws & Regulations: A basic understanding of real estate laws and regulations is necessary to ensure compliance with relevant laws and regulations.
  • Detail-Oriented & Organizational Skills: A high level of detail-orientedness and organizational skills are necessary to maintain accurate records, track deadlines, and coordinate multiple tasks and projects.
  • MS Office Proficiency (Excel, Word, PowerPoint): Proficiency in MS Office applications, particularly Excel, Word, and PowerPoint, is essential for preparing reports, presentations, and other business documents.
