Job Title: Site Operations Manager

About the Role:

We are seeking a highly skilled and experienced Site Operations Manager to oversee the day-to-day operations at our site. As a key member of our team, you will be responsible for ensuring that all technical services meet clients' requirements.

Main Responsibilities:
  • Develops and maintains effective Asset specific maintenance and safety procedure manuals.
  • Ensures proper signoffs for attendance and all required details for cost sheet submission.
  • Submits timely client-approved cost sheets to our office and follows up on invoices.
  • Manages all building systems, including fire/life safety, MEP, and critical utilities.
  • Documents assets under asset lists/trackers.
  • Ensures documentation and checking of assets under defect liability periods and AMC/CAMC in trackers.
  • Hires, trains, and develops shift engineers and maintenance staff.
  • Formulates budgeting controls and monitors SLAs & KPIs for JLL and outsourced agencies.
  • Maintains service level agreements and performance indicator scores above excellence.
  • Ensures timely renewal of agreements, submits invoices, and follows up on payments.
  • Oversees vendor quotations and invoices.
  • Ensures proper signoffs for attendance and all required details for cost sheet submission.
  • Submits timely client-approved cost sheets to our office and follows up on invoices.
  • Plays a key role in managing engineering operational accounts for buildings as required and assists in budgeting.
  • Recommends and implements asset-specific maintenance, safety procedures, and enforces compliance.
  • Ensures all planned preventive maintenance is carried out timely.
  • Suggests and implements improvements for preventive maintenance programs as required.
  • Coordinates with contractors, tenants, and engineers.
  • Maintains service/repair contracts.
  • Conducts risk/root-cause analysis in case of system failures and breakdowns and creates corrective/preventive action plans.
  • Implements and administers inventory control programs for parts purchase and utilisation.
  • Assesses building operations and works towards mitigating highlighted inherent risks.
  • Conducts regular inspections of operating MEP equipment systems; makes necessary adjustments and manages controls as per requirements.
  • E nsures compliance with applicable codes, regulations, government agencies, and company directives.
  • Coordinates and maintains as-built drawing and transition document libraries.
  • Creates emergency response plans and participates in evacuation drills.
  • Maintains engineering and other reports like DMR and MMR.
  • Works closely with regional RO/HO/SME/Training teams and ensures closure of all required reports.
  • Facilitates services under the slogan 'No Safety No Work.'
