Job Description

Attention to detail and exceptional problem-solving skills are crucial. Strong teamwork and management abilities are significant assets. You must be able to multitask efficiently with excellent communication skills (written and oral).

Responsibilities:
  • Oversee all building systems including fire/life safety, MEP, and critical utilities.
  • Document assets under asset list/ tracker.
  • Ensure documentation and checking of assets under defect liability period and AMC/CAMC in a tracker.
  • Lead hiring, training, and development of shift engineers and maintenance staff.
  • Formulate suitable budgeting controls and monitor SLAs & KPIs for effective service deliverance.
  • Maintain service level agreements and keep performance indicator scores above excellence.
  • Timely renew agreements, submit invoices, and follow up for payments.
  • Oversee vendor quotations and invoices.
  • Ensure proper signoffs for attendance and required details for cost sheet submission.
  • Submit client-approved cost sheets to JLL office and follow up for invoices.
  • Manage engineering operational accounts for buildings as required and assist in budgeting.
  • Recommend/implement asset-specific maintenance, safety procedures, and enforce compliance.
  • Ensure timely planned preventive maintenance (PPM) is carried out.
  • Suggest and implement improvements for preventive maintenance programs as required.
  • Coordinate with contractors, tenants, and engineers.
  • Maintain service/repair contracts.
  • Analyze risks/root-cause analysis in case of system failures and breakdowns and create corrective/preventive action plans.
  • Implement and administer inventory control programs for purchase of parts and utilization.
  • Assess building operations and work towards mitigation of highlighted inherent risks.
  • Conduct regular inspections of operating MEP equipment systems; make necessary adjustments and manage controls as per requirements.
  • Ensure compliance with applicable codes, regulations, government agencies, and company directives.
  • Coordinate and maintain as-built drawing and transition document libraries.
  • Create emergency response plans and participate in evacuation drills.
  • Maintain engineering and other reports like DMR and MMR. Work closely with regional RO/HO/SME/training teams and ensure closure of all required reports. Facilitate services under the slogan No Safety No Work. This role requires a thorough understanding of all safety and environmental concerns as they relate to equipment and the overall plant arena.
Required Skills and Qualifications

You will have a degree in Electrical Engineering or equivalent, with at least 6 to 8 years of working experience in Facility Industry/Real Estate/Hotel or Construction Industry. Residential site candidates with residential experience will be preferred.
