Role Overview

As a Property Specialist, you will play a pivotal role in identifying and securing suitable properties for new retail stores. Your exceptional market research skills, coupled with your ability to analyze local demographics, footfall potential, and competitive landscapes, will be instrumental in driving business growth.

Key Responsibilities:
  • Market Research & Property Identification:
    • Conduct thorough market research to identify prime locations for new retail stores.
    • Assess local demographics, footfall potential, and competitive landscapes to inform property selection.
  • Site Visits & Initial Assessments:
    • Visit potential properties to evaluate their suitability based on location, accessibility, and visibility.
    • Prepare detailed reports highlighting key findings and recommendations for shortlisted properties.
  • Negotiation Support:
    • Support senior managers in negotiating lease terms, rental agreements, or purchase contracts with landlords or brokers.
    • Gather necessary documents and coordinate follow-ups with property owners or agents.
  • Coordination & Documentation:
    • Work closely with legal and finance teams to compile and review documents related to property acquisition and agreements.
    • Maintain up-to-date records of property details, contracts, and approvals.
  • Vendor & Broker Relations:
    • Establish relationships with brokers, agents, and developers to stay informed about new property listings.
    • Coordinate and manage broker communications and property inquiries.
  • Regulatory & Compliance Assistance:
    • Ensure all legal, zoning, and regulatory requirements are met for selected properties.
    • Support in obtaining necessary permits and approvals in coordination with relevant teams.
  • Reporting & Feedback:
    • Prepare regular updates and summaries on property acquisition progress for the team or management.
    • Provide feedback on challenges and opportunities during the acquisition process.
Required Skills & Qualifications:
  • Strong interpersonal and communication skills.
  • Bachelor's degree in Real Estate, Business Administration, or a related field.
  • Excellent analytical and problem-solving abilities.
  • Detail-oriented with strong organizational skills.
  • Proficiency in MS Office (Excel, Word, PowerPoint).
