Job Title

We are seeking a skilled professional to fill the position of Real Estate Financial Modeling. As a key member of our team, you will be responsible for developing financial models and performing analysis related to real estate investments.

Responsibilities:
  • Developing REIT / Real Estate specific financial models, including operating and non-operating cash flow modeling, levered and debt cash flow, JV & waterfall models for multifamily, office, industrial and retail asset classes
  • Building Argus valuation models (single property and portfolio), lease abstracting, review and audit etc., performing cash flow and rent roll analysis
  • Performing commercial real estate property valuations using different approaches – income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach
  • Modeling REIT income statements and balance sheets, understanding revolver, interest expense & circularity, modeling future development, FFO & CAD, building and auditing REIT valuation and NAV models
  • Preparing pitch books, information memorandums, industry studies, company profiles, company-focused discussion documents related to various industries
  • Conducting M&A deal runs and target buyer screenings using databases like Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, FactSet
Requirements
  • Post-Graduation in Finance or equivalent qualification (CFA, MBA (Finance), CA, or equiv.)
  • Minimum 2-5 years of experience in Investment banking or commercial real estate valuation
  • Strong statistical and analytical skills for assessing economic performance/analysis of companies and industries for clients
  • Ability to work independently with management/leadership skills to run research on a day-to-day basis
  • Excellent written and spoken communication skills with experience in client handling
  • Working knowledge of databases like Bloomberg, Capital IQ, Thomson Research, FactSet
  • Proficiency in MS Office suite, particularly Microsoft Excel, Word, and PowerPoint
