Job Overview:

A Land Acquisition Specialist is required to source, evaluate, and negotiate land parcels for development projects in the Bangalore region. This role demands strong market knowledge, effective negotiation skills, and thorough understanding of legal and regulatory processes.

  • Main Responsibilities:
    • Conduct market research and identify suitable land parcels based on RMP, FAR, zoning, and connectivity.
    • Build and maintain relationships with brokers, agents, and landowners to ensure a steady supply of potential land acquisitions.
    • Negotiate purchase agreements and JDs, structuring deals that align with company objectives.
  • Legal and Regulatory Compliance:
    • Coordinate title clearance, encumbrance checks, and khata verification to ensure land ownership and marketability.
    • Obtain necessary approvals from BBMP, BMRDA, BDA, KIADB, and RERA to ensure compliance with regulations.
    • Verify zoning, DC conversion, FAR utilization, and TDR applicability to ensure project feasibility.
  • Financial Analysis and Reporting:
    • Prepare detailed financial reports on land feasibility, ROI, IRR, and payback periods.
    • Work with the finance team to determine funding needs and profitability projections.
    • Present acquisition proposals to management, highlighting key benefits and risks.
  • Stakeholder Management:
    • Buidl and maintain relationships with landowners, brokers, panchayats, and government authorities to facilitate smooth transactions.
    • Resolve conflicts and ensure confidentiality during negotiations.
    • Maintain a pipeline tracker to monitor progress and provide regular updates to senior management.
