Coordination and relationship management with architects and consultantsObtain project details from the marketing team / management and brief the architects and consultants as per the details and requirementsLead end-to-end architectural design coordination with consultant teams (Architectural, Structural, MEP, Landscape, Façade, Interior).Oversee design development, statutory drawings, and documentation for KMC, Fire, Airport Authority, Environment, and PCB approvals.Monitor the work in progress to ensure that the design is in accordance with the briefingEnsure that all relevant regulatory requirements are metMaintain effective coordination with architects and consultants and update them on any changes or decisionsEnsure that inputs of all service consultants and liaison architect are incorporated in the designMonitor and review performance of architects and consultant’s basis the initial expectation setting and term of agreementEnsure that all relevant approvals are obtained in coordination with liaisonCertify the bills of architects and consultantsEnsure that the payments to architects and consultants are made in a timely mannerMaking the designs available to relevant parties at different stages of the projectProvide the design drawings to project management for budget preparationProvide relevant drawings to contracts team for floating tendersProvide working drawings from all architects and service consultants to project management in the construction stageAlignment of the design specifications, material etc. with budget and finalized product mixSupport project management in budget preparation through inputs on alternatives in situations such as changes required in design or cost controlParticipate in value engineering exercises to optimize design, materials, and cost.Sustainability & Compliance:Coordinate with the Green Building/IGBC consultants for sustainable design features.Work on area statements and preparation of reportsEnsure that the design is optimized in terms of saleable areaCalculate the saleable area and communicate the same to project managementPrepare and verify marketing, RERA, and saleable areas for project documentation.Prepare periodic reports, presentations, and design summaries for management review.Legal and Liasoning Support:Ensure adherence to building byelaws, FAR norms, and updated statutory regulations.Develop DAG and registry drawings as per legal and liaising requirements.Coordinate with legal and liaising teams for sanction and post-sanction drawings.Execution and Implementation of designObtain approval from management on material /specificationsVisit project site on a regular basis for resolution of any design related issuesEnsure that the project construction proceeds as per the working drawings providedIdentify hurdles related to design in execution stage and coordinate for revision of drawings if requiredCoordinate with execution team on a regular basis for issues, follow-ups and establishing common understandingIdentify and recommend finishing material and shortlist basis architect inputsEnsure that the design, interior, materials and budget for the mock up flat are ready on timeArchitectural Expertise: A strong understanding of architectural principles, design, construction methods, and materials. Technical Proficiency: Proficiency in architectural software, including CAD and 3D modeling tools. Creativity & Vision: The ability to translate ideas into innovative and functional architectural expressions. Communication: Excellent skills to effectively communicate with clients, engineers, and other team members. Problem-Solving: Strong analytical and problem-solving skills to address design challenges that arise. Attention to Detail: Meticulousness in creating plans, ensuring accuracy and compliance with all requirements. Education & Licensing: Typically requires a Bachelor's degree in architecture and may involve obtaining professional licenses. Experience: 6-10 years of Experience in urban development design from real estate industry.
