Transaction Consultant – Transaction ManagementWhat this job involves:You will be expected to deliver Transaction Management (TM) services to some of the world'slargest companies. Managing a portfolio across Asia, this position calls for a highly energeticindividual with excellent communication, portfolio management and client relationship managementskills. Comfortable in working towards achieving performance targets, you will be responsible todeliver a range of possible real estate and workplace solutions to a client looking for the nextgeneration benefits that come from a vested partnership with JLL.Core Responsibility: Accounts and Transaction Management Coordinate, execute and monitor all steps surrounding a transaction (completion of projectinitiation forms, delivery of market surveys, site tours, RFI/RFPs, LOI, building evaluationmatrixes, lease execution and transaction closeout). Conduct negotiations (either as primary negotiator or, in support of local brokers) as perclearly defined negotiation strategy. Proactive management of lease events (breaks and expiries). Prepare, review, analyze, and interpret financial analysis templates including cash flowprojections, NPV, P&L to determine the financial impact of transaction scenarios. Manage JLL brokers for selected lease transactions as required Gather and evaluate real estate market and property data. Gather and evaluate economic, demographic, and real estate market data for input into clientdeliverables and valuation models. Conduct market calls, preview space opportunities, develop fact sheets and tour books, andgather photos and floor plans. Review building longlist and shortlist. Manage RFP process, including tailoring RFP template to specific transactions ReviewingRFP results and developing final recommendation. Review lease documents and write lease summaries and abstracts and review othermaterials as part of the due diligence process. Prepare and review detailed financial analysis, including NPV cash flows Present business cases including scenario planning and recommendations related toutilization, location, quality, investments, and cost of the clients' real estate portfolio ofleased and owned properties. Drive innovation and continuous improvement by bringing ideas for improvement or changeto help differentiate JLL. Develop strong understanding of the wider marketplace in order to advise on trends andtransactions. Track and monitor open transactions and upcoming events via a workflow platform. Lead the preparation of annual reports and other presentations. Drive adherence to established CRE process and demonstrate agility and creativity to meetdynamic business needs. Escalate risks throughout the organization appropriately. Prepare commission invoices and track transactions in proprietary software programs. Develops and maintains a detailed understanding of the Client's business and key factorsinfluencing their requirement for our services. Delivers on the client's goals and expectations of the regional transaction requirements andensures exceptional client satisfaction.Sound like you? To apply you will have: A Master's Degree preferably in Business, Finance, or Real Estate 3-5 years' experience managing transactions for corporate clients . Need tohave experience managing local brokers, running deals in tertiary markets, and maintainingclose working relationship with client. Experience in Software Tools: MS Office Products, Very strong Excel and PowerPoint skills. Expert knowledge of real estate terms & leases is imperative Superior negotiation, leasing and interpersonal skills Strong analytical ability, both financial and qualitative Excellent verbal and written communication and presentation skills Ability to work independently and within a team to build relationships and interact effectivelywith business partners and clients Ability to multi-task, work successfully under pressure, and effectively prioritize and managetime and workload Understanding of and commitment to client services. Willingness to take on new challenges, responsibilities, and assignments A desire to work within a diverse, collaborative, and driven professional environment Demonstrated superior client relationship skills - able to interact and interact face to facewith external clientsGreat CommunicatorCan you get your ideas across clearly both verbally and in writing?
